Heard "Ayam Man" are pretty close to public transportation.  Really that good location?  I lost interests after view their official page. Layout and facilties seems normal.  And the name....

Ayam Mas is good location compare to CT but I dont like the name. (make me think of 1 floor 1 phoniex).

Fennel always will be my first choice as I am used to Setapak/Sentul area but really cannot fork out 30% d/p.

Among 9 Seputeh and CT, I will go to CT as I prefer low density project.

After all, too many projects nowadays and I can only choose those developer which I am familiar with.

Think most of CT will be genuine sales by the time it launch.

Well, it depends on the area.

For me, I am not convince for a 500K property can yield the good rental in order to cover the bank installment and maintenance fees as they are too many new launch units.

If for rental purpose, I wil rather choose those medium cost apartment near public transport hub eg Mawar/Melur/Orkid apartment in Sentul, Bandar Tasik Permaisuri apartment or even Ampang pandan cahaya.

Some ppl are target for short term capital gain, meaning, the entry cost is low and by the time handover, they can sell at higher price then make 30-50K profit.

As for me, I buy to hedge the inflation and of course for retirement purpose.

Bear in mind also, when Cheras area reach 600psf, bangsar/PJ/Damansara area is asking 800psf. (of course have to compare 1000sq ft to 1000sqft, some ppl may said, no ma.. Some pro in Mont Kiara is asking 550psf only ma.. bear in mind that the bigger the build up , the lower psf price)

No advantage if talk about location but CT selling point is low density and NEW. (ppl still prefer new than old I think)

Bro, only swimming pool. This is good to diverse the crowd especially during weekend. Others facilities still share by all.

It is all depends on what you want. If you plan to move in once property completed, CT may not suit you as I foresee the road and infrastructure (include MRT2) will not up to satisfaction level by year 2018 at least. More, if you are used to stay in Sentul area (which is more near to town) you may also find it difficult to adapt (for certain time period) due to convenience.

Most important is the affordability. Lets assume you still lucky to get 1186sqft unit in Fennel which assume 650psf (770K), you will have to fork out RM55K as downpayment and legal fees, if you entitle for 90% loan.

If you parent really want to go Fennel, please go there as early as possible.

But YTL Fennel will still sold out, believe me or not.. as there are gp of die hard fans (actually I am one of them but just cannot afford.....)

Zalam better compare to YTL.

A friend of mine bought YTL landed at sg.besi two years back called me last night advised me not to buy Fennel as she had a very bad experience before.

The roof is leaking and tiles was not properly done when taken the possession.

They make an official complaint and request for rectify but after 1 month nothing done.

The most funny thing is site office push the ball to admin office, admin push back to site office.

End up, the contractor chin chin chai chai come and fixed the problem and consider handover to them.

But the roof still leak...

Luckily they managed to sell the units (3 uniits ler..)


After talked to her.. i feel little bit relief (since I cannot afford Fennel...hahaha very Ah Q)
