Just a sharing with u guys, all new development projects must seek the following approval from relevant local authority (DBKL, MBPJ....)before they allow for selling and all the approvals and validity period must printed @ brochure (pls refer to others well know developer's project & u will found it at the bottom of the brochure).
1. Development Plan,
2. Building Plan,
3. Sale & Advertising Permit
I noticed this project some time ago, coz they always having a boot at Jusco kepong. I believe non of the above been submitted to local authority and don't said about the approval from relevant local authority. Because non of the above & not even the developer name is printed @ their flyer/brochure . The most funny thing is the booking fees is paid to the agent not the developer. Just imagine if the project is not launching due to any unforeseen issue happen in future. Purchaser shall refer to who? The developer or the agent? There are no legal binder btw purchaser & developer coz the only purchaser have it with them is just the booking receipt from the agent. Nowadays i noticed alot of the chicken developer doing something like this.
Another thing is this project is just right beside the Army Base Camp, due to the keslamatan Act will the army will agree with the highrise project is still yet to know. I do agree the nice location n attractive pricing for this project, i'm interested too. Will it be risky, just think wisely before act.
you were right, i did ask the agent. this project is NOT confirm yet. and i think the location is near chow kit1. Development Plan,
