You can walk into branch and request for redemption balance and pay accordingly. Then appoint a bank's panel lawyer to execute the discharge of property from bank.

In general bank will provide up to 5% buffer for applicant to finance entry cost such as Legal fees, valuation fees, stamp duty and MRTA.

Depending on which segment you are entering, saying that if your are applying loan under SME channel, they can up to 120-150% margin of finance, subject to approval. Individual name will have 90% + 5% (buffer)

PBB does not finance any legal fee, valuation fee and stamp duty, only MRTA applicable.

CLTA is actually a hybrid product of MRTA and MLTA.

It has given a fixed protection over the loan tenure without any cash value accumulation.

Premium will be higher than MRTA.

Beneficiary will be the bank as bank holds the policy until settlement of loan.

It's non transferable, unlike MLTA. If you request for early settlement, the policy will be lapsed.

Alternatively,

MLTA has cash accumulation, transferable, change of coverage tenure and nominate anyone as beneficiary.

Therefore, MLTA will have better perks in long time

I recommend you ask banker to provide a detailed quotation for you. You will know what are terms and condition of assurance.

You will need to serve interest amount before full loan disbursement. After full loan disbursement, you will need to serve actual installment amount.

If you have any doubt, you may refer to banker or customer service for installment payment.

Bank's calculation towards cash out portion is 10 years loan eligibility, if you are able to pass this calculation, it will revert to max 35 years repayment or up to 70 years old (whichever come first).

Please see differences for 30 years and 35 years repayment.

May I know the property tenure, freehold or leasehold. If leasehold what's the remaining tenure?

From what i understand is, as long as borrower (non bumi) has no ownership towards bumi property, he should have no any restriction apply for loan financing. This will be a full 3rd party financing, unfortunately no banks can do full 3rd party financing.

You may consider to take longer tenure with extra payment, it does help you on early settlement of housing loan.

Plan carefully on your cash flow so you will have extra money for any sudden event.

On DSR calculation, yes. Installment will be divided equally for both applicant.

PBB only recognize the income earner from SG, Malaysia and Brunei if you wish to apply 90% loan margin.

Usually foreign banks like UOB, HSBC, Standard Chartered or Citibank may offer higher loan margin

For your case, i think you can submit SCB but you will need to declare at least 1 year income tax in Malaysia.

OCBC only offering up to 85% loan margin on residential property, they are not financing any commercial property.

May I know current purchase is undercon or subsale? If subsale, you could look for other local bank like pbb, rhb, cimb, hlb

Maybank Maxiplan is a semi flexi shop loan where interests is at BR + 1.75% (BR = 3%). Maybank has lowest BR across the benchmark. Eventually, consumer will still look into Effective Landing Rate / Effective Rate (ELR/ER) from the bank for loan repayment.

May I know you are using personal name or company name to get financing from bank?

Yes, they have online banking to kick in Standing Instruction (SI) or capital repayment without hassle. I would say this would be best full flexi loan among the banks.

Let's not forget to mention the maintenance fee is waived upfront and no capping on capital repayment (unless you intend to fully settle the loan).

DSR :
60% - RM 230,819.86
70% - RM 311,670.16
75% - RM 352,345.75
80% - RM 393,021.35

Your DSR seems to be at bottom neck of bank's threshold. Are you able to fully settle your credit card outstanding? Or do you have another person to be joint borrower?
