Hi , im owner of the alpine. This morning i received a call from MS. They say they will issue a chq for me due to LAD and i will get the chq upon the VP. They requested me to sign back a letter to them that i shall no further claim whatsoever that is pertaining. The LAD will pay accrodingly with the clause 25 & 27 in SnP.

Any idea about this? Should i sign

Juz to double confirm . Juz too nice to be true, MS call me istead of me calling them. The sentence" i shall no further claim pertaining on the above matter" make me feel uncomfortable.

Yes, my 1 is joint name. According to them, the amt is based on VP date. Since VP date is unable to confirm so is unable to give me the figure as well. I have recheck with lawyer, the letter have 2 purposes, the 1st 1 they just asking me the payment/chq to be under which name since im joint name. 2nd is avoid me claim other than stated in clause 25 n 27 in my SnP.

Fyi, the LAD is based on the SnP date. Which is 3 years from the date. Since alpine is the phase1 and the earliest batch to sign the SnP, so i assume at the moment alpine owner are the only affected.

Last week, i went to the site. Actually everything almost done , i would say is about 90%. Just some minor work ongoing like landscape. I expect VP not more than six months from now.

This evening decided to dropby mr2 since some ppl say oledi vp. This is some photo i take. Just share , just incase u guys interested. I will say birch n alpine is all done. Other still doing but no sign of the clubhouse. Alpine i saw the water meter is oledi install but tge tnb meter not yet. [attachmentid=8019589]

Now alpine is ready for key collection. Just pay up n call them, they will assign u a clearance memo n appointment for the key collection. The que is quite long.
I went to the mr2 last week n try to enter birch or alpine, without proof the guard dont let me in. It seems the security are very tight. I was inform that the fence also have sensor movement, means if have strong movement like ppl climbing, it will the ring the alarm. Hope the system n security are reliable enough coz i will moving in soon. At the moment, birch have 4 resident and alpine none.
Btw, the clubhouse which is coming soon thing mean not yet done. VP can without clubhouse or not. Should the LAD date till the clubhouse complete. Any idea about this?

Really... so even no api also can VP. Can we complain or sue it?

I get my key last week friday n i saw the tnb contractor doing their works. As what i been told, before cny the electric will be done. There is 1 family move in Dalea n 1 in alpine. Meets fews of the alpine owner, i expect they will move in after cny include myself. Most of the owner cant do the renovation because no electric.
Yes, my unit also leaking at 3rd bedroom. Others only minor defects. Hope more ppl will move in aoon enough.

Just realised that the promise clubhouse to have 4 acres of land. Is quite big compare what we saw at the MR1.

Yup, u r right. Will not have high hope just wish only. The electric is all connected to all houses. However the street light , only light up at 2 street not all street.

I also hope could claim the LAD further more. However, not easy i think. First, i not sure could claim or not. Secondly, i think individual claim i dont think MS will layan, if group sue will be better. My fren told me, now have 5 house ppl stay in oledi.
