Just got the replied from lawyer:-

The Developer has yet to obtain the APDL but once the APDL is obtained, the Developer will send a written notification to you. The SPA that you are currently going to sign is the official SPA save and except for the building plans, which are pending final approval from the authorities. We will also insert the details of the APDL into the SPA once we receive the same.

Once the APDL is obtained, we will forward the SPA to the Developer for your execution together with your cheque for the balance 10% deposit.

We trust that the above clarifies the position. Thanks

Do they have an estimation of when will the APDL obtained?

Seems like this discussion is getting cold....

Lets discuss how are you going to renovate bedroom of your house? Anyone plan to extend their bedroom to take over the first floor living room?

Any buddish here? Where do you plan to position ur "God Table"?

By the way, please add me to the list, A2 Ownstay.

God table can put against the wall next to the staircase/store room, so the table is facing entrance. But then the storeroom door will need change to push to open instead of pull to open.

Yes, I was planning to put there as well. But I was thinking of seal the current storeroom door, then open a new door access from the ground floor bedroom. What do you think?

Slightly different bro ...

Consent, normally a very formal in terms of black & white, which require a write in and developer would carefully provide the consent in black & white too.

Approval, very much in official but can be done easily with black & white too such as, just fill up an application for renovation form, submit to managemen which appointed by developer, and it's up to them either one, two or few days to approve it by verbally or write in.

Normally, for most of my previous VPed units, all the reno I applied from management, all either approve on the spot ( maybe minimal reno ) or verbally approved me by phone call in 2-3 days.
*
Is that mean we might get rejected in certain case of renovation request?

Yes.

But depends on what kind of renovation u're requesting ... if big reno and require  a deep wall hack into the concrete or main structure or water piping area, normally they wont allow and if you do so, they won't bear the additional damage occurred to your unit as well as warranty.

Thanks for the explanation. Knowledge gained. smile.gif
