Everyone buys or not buy for their own reasons. I buy doesn't mean I think that the prop market is not unsustainable.

I buy because I think I could stand the risk at the long, long term.

But I still think that most prop market is too high and unsustainable and due for correction, steeply in some areas.

Already my rental yield for this prop is less than 6%, the yield is not attractive really, but I buy it because I like the building and area and intend to hold it at the long term.

Actually, you can buy anytime, so long there is someone selling below market value....

There r some at usj. Those below apartments. Even in pandan u can get some same nature of shops. Ampang mewah apartment, not sure thw name but is selling at bout 500k. In kepong, there r many next to previous odeon cinema the current tai thong selling at 600+.

Just need to b familiar to get some like tis. Not a bad deal especially those in usj n subang. Both almost same price can get rental 2800. But usj 1 need some maintenance fee whereas kepong 1 is normal shop.

Confirmed with PTG selangor...cannot buy...will have issues when issuing strata title later...
