Bro most commi using tis method for long oledi la. Pros n cons. Cancelling cheque is not hassle. Another to cheat is just sign diffently oledi jialat kenot go thru liao. Afterall gd tenant can turn nasty too. Eg losing $$$ in genting n borrow fr a long.Anyone can turn evil overnite.

Try get urself into the boat then u ll hav a solution to every trouble. Practice makes perfect ma. No practice ll get rusted very easily.

There r some $$$ not ours to earn. Some tenant who come to u n tell u how rich he is, beta watchout. I prefer those really tok less, ask less n pay on time type.

Once an insurance agency tenant told me how well his biz was but alwiz pay 1 mth late. I decided to just terminate him after TA. Prob solved. Get another new tenant n raise 20% n touch wood, a very gd pay master. Din incrwase much after tat. Onli twice thru out 8yrs tenure b4 I sell of with 1:4. Thank god.

Actually it's great to c ppl accepting current price especially some who can provide tonnes of data to support market down. Bravo.

But if 410k is not expensive, then is 665psf expensive???

Those who bot arcadia soho at bout 700-800psf call it a bargain. Those units which r not open for sale yet ll cost bout +-900psf later on, hav lotsa loyal fansi in long queue for too lil units to choose fr.

But if 665psf in rawang, maybe can consider expensive. But again if klcc, then it does happen in dream or history.

% sometimes is misleading. If you have 1000 auction is 2011, and 1200 auctions in 2012, that is 20% increase. Looks alarming ?

But if the total property is 1,000,000, the 1200 case is just 0.12%  laugh.gif

Just curious, can give an example or two how to circumvent the banks rules so I can borrow more ? Take the example my nett income is RM10k pm, and I have already servicing RM5k installment now ? How to borrow more loans ?

Many out there oso hav holding power like u. Not all up ppl r speculators. Many buy to keep n dun really mind getting low yield but mind if the cap appre is low. So u can actually c some ridiculous transacted price out there. Of cos not to say bkt tak untung selling at klcc price la.

Ridiculous pricing is to some define as the current asking price. So when one agree to it when maybe banks dun value as high, maybe a gap of 10%, tat doesnt mean the buyer is dumb dumb or too rich. Props r vely likely ll keep up with inflation. Maybe some props at certain area ll not appre s fast s inflation. But so far vely unlikely can get another bkt tak untung. Even an agri land own by my fren in kulim appre 10 times in bout 20yrs. It could b 1 in a thousand case but who knows u r the lucky 1 if u were the 1 bot it then.

Buying props is not for onli flipping. Many out there really treat it as an asset. Keep n take care of it. Onli sell when the offered price is irresistible. No doubt there r flippers out there. But I doubt all up ppl r flippers.
