To launch in May/June 2013, semi D and Villa only, semi D from 1.2 mil onwards, build up 3000 sq ft+, 40x78 initial plan.

Information that I gathered:

1) They claimed they have not launched the project but the function is means for “preview” purpose. But we can make booking during the function;

2) Project under strate title;

3) Price for semi-d starting from 1.28 million. Villa (Bangalow) starting from 2.2 million;

4) Villa Lot size 60 X 80 BU: 4466 sq ft.4+1 bedrooms with ensuites

5) Semi D Lot size 40 X 78 BU 3065 sq ft. 4+1 bedrooms with ensuites

6) It comes with the club house and the project only have villa and semi-d, i.e., low density. It is means to be high end market, quite similar to Bdr Bestari but Bestari has the commercial area;

7) As the land size is quite small, around 5 acre, only 200++ house will be built for the whole project;

8) Phase 2 likely to launch in 9 months time; and

9) They compete direct with Bdr Bestari with almost similar concept but better location. icon_rolleyes.gif

If the prices really increase like what somebody said here, then prices is almost the same but smaller BU.

Bdr Bestari is 40X 80 & 3500 sq BU (RM1.36 million) vs Laman Greenville 40 X 78 BU 3065 sq ft (1.28 million - possible upward prices adjustment)


Compare to AB2 Semi-d - Reika - 36 X 82.5 BU 2700 (RM1.25 million), AB 2 still more expensive due to its better location and accessibility.

Another G&G Bdr Parkland with the lowest price tag, but it is not the high end development, without clubhouse and higher density. Quite suitable for someone looking for bargain hunting in this area.

Service apartment not launched yet...no idea.

Yes. Can consider Bayuemas S/D as well...but that's no G&G. Some of the older parkland s/d phase without G&G are also below 1 million in subsales mkt.

If no mistaken, their latest s/d phase facing direction is west and east. Launched quite some times ago.

Whereas Parkland, Bestari and Laman Greenville are all north-south orientation.

To date WCT has yet to reveal the actual price. Booked a unit & should qualify for the 2% early bird discount but was told need to wait for their management to approve and I wonder why? How can u promise the customers but put a caveat such that you can try to gauge market response & revoke on the promises made later??? Hope i'm wrong.

After 3 years VP, how much can sell when cost already RM1.5mil-1.55mil?

Never border to go and check as I didn't receive any notification from them at all although I am registered. According to my friend who went last Saturday, the sales is not so good and few people from phase 1 are actually thinking of cancel their units from phase 1.

Only short while ago I received SMS from WCT....

1.442mil for Semi D

2.71 mil for Villa.

Surprise to hear phase 1 purchaser can still cancel the booking after so long....

Laman Greenville and Bayuemas is just opposite side of the road.

But Greenville semiD is more expensive than Bayuemas, wonder what is the reason?

Same comparison just like Bdr Parkland and Bestari. Laman Greenville is more expensive due to the following reasons:

1) Clubhouse;

2) Nicer landscaping with lake;

3) Gated and guarded;

4) Lower density since the land size is small which consists of semi-d and Villa only without terrace & superlinks;

5) It is means to be high end development like DPC; and

6) Strata title

Whether the buyers should paid so much more due to these factors, I think each individual have different views.

recntly SA approach me to view this.. price is still 1.442m same as 2 yrs back..with prop price up in this 2 yr btr to purchase now compared to las time...

Sales 90+%.. commercial available in upcoming gravit8

WCT Project with GDV of RM2.7b over 54 acres. Expected to be big commercial development with condo/service apartment rclxm9.gif rclxm9.gif rclxm9.gif

WCT Holdings Bhd's subsidiary Gabungan Efektif Sdn Bhd has entered into a sales and purchase agreement (SPA) with Elite Asia Pacific Sdn Bhd to acquire three pieces of land worth RM118 million located in Klang, Selangor.
In a filing to Bursa Malaysia, WCT said the freehold land covers a total of 7.9 ha. located adjacent to the company's current Laman Greenville development and next to its existing 12.95 ha. commercial development.

"The acquisition gives the company the option to combine the land together for a potential future integrated development with a gross development value of about RM2.7 billion and help strengthen our presence in Bandar Bukit Tinggi, Klang," said WCT.

A project beside laman greenville and KESAS capable of pushing prices n occupancy for parklands, bayuemas, laman greenville,gravit8 n the surrounding areas.

1. Lifestyle Mall
2. Private School (intl school maybe? )
3. Retail Offices
4. Hotel
5. Serviced Apartments

Johan setia station will be moved closer to kfc. Large scale TOD here.

This township is officially a ghost town, it was pitch dark at night 8pm when I was conducting site survey around the area yesterday. The access is bad, have to pass through Gravit8 to access the township. The fact that Gravit8 will be under construction for the next 3-4 years wouldn't help either.

Does anyone know what's the % sold for this township ? It looks lovely from the pictures during daytime but it's eerie at night.

Doubt the keys have been handed over or max a few weeks back. There are 2 main access roads with the main one being from jln langat through bayuemas n the other one through gravit. There are 2 phases n Sales is around 80+% with the only reason for poor sales by south klang standards is the location n access (if kesas has direct access it wil do better).

Don't have too much confidence in the developer either but they have BIG plans for that plot of land beside the kesas. If that can kick off with an intl school n solid commercials this place has potential.

Hope the mentality of the residents there are not those ah bengs and ah lians or typical pa sang lang. Does anyone know how much is the maintenance & security monthly? Is it strata title like Eco Ardence and Rimba Villa concept? If not, those typical pa sang lang will do a major renovation and destroy the harmony design and put a big shiny chrome gate tongue.gif lol
