Information that I gathered:

1) They claimed they have not launched the project but the function is means for “preview” purpose. But we can make booking during the function;

2) Project under strate title;

3) Price for semi-d starting from 1.28 million. Villa (Bangalow) starting from 2.2 million;

4) Villa Lot size 60 X 80 BU: 4466 sq ft.4+1 bedrooms with ensuites

5) Semi D Lot size 40 X 78 BU 3065 sq ft. 4+1 bedrooms with ensuites

6) It comes with the club house and the project only have villa and semi-d, i.e., low density. It is means to be high end market, quite similar to Bdr Bestari but Bestari has the commercial area;

7) As the land size is quite small, around 5 acre, only 200++ house will be built for the whole project;

8) Phase 2 likely to launch in 9 months time; and

9) They compete direct with Bdr Bestari with almost similar concept but better location. icon_rolleyes.gif

If the prices really increase like what somebody said here, then prices is almost the same but smaller BU.

Bdr Bestari is 40X 80 & 3500 sq BU (RM1.36 million) vs Laman Greenville 40 X 78 BU 3065 sq ft (1.28 million - possible upward prices adjustment)


Compare to AB2 Semi-d - Reika - 36 X 82.5 BU 2700 (RM1.25 million), AB 2 still more expensive due to its better location and accessibility.

Another G&G Bdr Parkland with the lowest price tag, but it is not the high end development, without clubhouse and higher density. Quite suitable for someone looking for bargain hunting in this area.

Service apartment not launched yet...no idea.

Yes. Can consider Bayuemas S/D as well...but that's no G&G. Some of the older parkland s/d phase without G&G are also below 1 million in subsales mkt.

If no mistaken, their latest s/d phase facing direction is west and east. Launched quite some times ago.

Whereas Parkland, Bestari and Laman Greenville are all north-south orientation.

Only short while ago I received SMS from WCT....

1.442mil for Semi D

2.71 mil for Villa.

Surprise to hear phase 1 purchaser can still cancel the booking after so long....

Same comparison just like Bdr Parkland and Bestari. Laman Greenville is more expensive due to the following reasons:

1) Clubhouse;

2) Nicer landscaping with lake;

3) Gated and guarded;

4) Lower density since the land size is small which consists of semi-d and Villa only without terrace & superlinks;

5) It is means to be high end development like DPC; and

6) Strata title

Whether the buyers should paid so much more due to these factors, I think each individual have different views.
