10) Is the $0.50 maintenance fee including sinking fund? If not, whats the total?
11) Is this on commercial land?

Who is the developer? I think this question has been asked before but no answer. Hhm...wonder why so "secretive" on who's the developer. Need to know 1st ma...don't want to register for the sake of registering. Anyone can share?

A few more queries:

1) Is there any clause in the contract that allows the developer to terminate the GRR before completion of the first 36 months?
2) Is there a stipulated fixed date for monthly payment of the GRR?
3) Does the developer bear any form of penalty for late / non payment of the GRR? Is this in the contract?
4) Is the GRR directly under Best Western Plus or an independant management company?

this GRR things has good and bad points,
in good times, the GRR return is not attractive because demand is good.
but during bad times, maybe GRR can give u a good return when everywhere else hardly secure tenant.

Don't say good time or bad time, if the developer can give you the promised returns on time every time for the whole duration of the agreed term, you should be smiling in your sleep already lor!

400sf@1400psf. There is one soon to be launched project with similar size but nearer to klcc ll b priced ard 1100psf.

Yes but after reading about GRR schemes and the many horror stories, im really gonna check before i invest in this. Although it may be under Best Western Plus, but i dont think the GRR scheme would be tied to them. If it was, then it would be a plus if not then it raises some doubt. Either way, even after registering there was no acknowledgement email and neither is any phone number provided. Until now the actual developer's name has not been revealed.

I wonder why the need for such secrecy. Im starting to doubt already. hmm.gif

That is all in theory. Its all based on the assumption that the management company actually pays the GRR on time without any excuses. But there are bigger concerns regarding GRR schemes which is why i posted my queries above. Unless the developer can give us credible answers, this sounds like another of those 'con GRR' schemes which look good on paper to entice buyers but end up on the losing side in the end.
