Yes, agree to location is one of the best in AI. But I am still a little drawn back by the floor plan, especially kitchen area.
Same to me, kitchen area design no good. like sqeezing to cook....Alam Impian Nukilan, Anyone staying at Nukilan?

QUOTE(UFO-ET @ Sep 26 2013, 10:10 AM) My rough calculation, not final My earlier question to Sycluap"""Sycluap, can youn recall how many phases of 'normal size ' terrace ( 22x80, 22x75, 24x80 ) left at Alam Impian? Total 1943 Precinct 1 = 834 (43%) Precinct 2 = 751 (39%) Precinct 3 = 358 (18%) 22’x80’ = 563 24’x80’ = 681 25’x85’ = 513 26’x85’ = 60 28’x80’ = 126 Precinct 1 = 22’x80’ (563) + 24’x80’ (271) Precinct 2 = 24’x80’ (238) + 25’x85’ (513) Precinct 3 = 24’x80’ (172) + 26’x85’ (60) + 28’x80’ (126) So far I&P has sold bout 70% of link houses! remaining bout 596 units (including Tari). Hard to find this type of super low density development anymore. Rimbayu 1st launch already 500 units which is very unhealthy to me From the AI Master plan, the left over phases yet to launch are mainly superlink 25x85, semi d & bungalows. Correct me if I am wrong brother. "" Meaning Tari could be the last few phases of normal link house? |

But it is location at the junction, not sure in term of feng shui good or bad. If i guess it correctly the lot number is 116353. brother, you went to the sales gallery already? QUOTE(linghen @ Sep 26 2013, 10:51 AM) What is the booking procedures? how much booking fees? how many days allow to sign SPA and any penalty if loan is rejected or lower financing such as 80% , 70%? Thanks Go to sales gallery and talk to SA, ask them whether you allow to book a unit without paying the booking fees of RM 10,000 ( normally ) or not? Inform them you need to check your loan status first. Normally they will give you around 1 week before you confirm your loan and later proceed for S&P and booking fees, then 60 days to settle the remaining 10%.So, get the booking form / receipt first, check with banker on your loan. Now soft launch stage, not so crowded, so hope they will allow for this new phase. |

Official launch on Saturday, SA said so far 14 units booked, new launch Tari advertised on both Star & Sinchew, at least their marketing style change a bit by doing more promotions like to advertise on local newspaper lately.

QUOTE(sycluap @ Sep 26 2013, 12:47 PM) My prediction: Will not move fast, reason: +1 1. entry price is high 2. Smaller built up The sales pace will be similar like Pentas 4 launching last time. Will be fully sold slowly over time. But certainly good units will be booked on the official launching day. Only my prediction. Those day Pentas 4 also having similar problem, price higher with smaller build up, I&P style, sell slowly, now almost fully sold. This post has been edited by WL6016: Sep 26 2013, 01:17 PM |

QUOTE(linghen @ Sep 26 2013, 12:57 PM) I recalled the foundation/construction works has started for this new phase, if possible, you should go to the site ( see whether can snake in just to have a look ) before you make any decision. Feel it yourself. If Chinese, get better house number, no curve road, no junction, but this phase has split levels so ask SA to clarify the units with split level, high /low units, direction wise should be OK as no more West facing like Nukilan 3. |

QUOTE(waga @ Sep 26 2013, 03:12 PM) Split level as in the living and dining hall......one higher and the other lower ground ? .......if yes....those days.......it was fashionable to have such split level hall/house and the owners were proud of it......... Oh not within the house, split level in this case means from house to house, meaning the land is not flat, 1 house or a few houses / row can be higher or lower than the one next to it, depends on the land level and the layout plan. However I personally don't like it as it make the living n dining hall much shorter n smaller at least visually and perception wise although the built-up sf is the same. QUOTE(sycluap @ Sep 29 2013, 12:01 PM) I've been to Kota Bayuemas. Still relative new township although launched quite some time ago, development seems slow. I'm actually interested in the Legasi 2 which I last asked is around 870k facing west. But MOT 50% by developer only. 'Exit' from Bayuemas oledi. Kajang Semenyih Bangi area at the moment me no go. Seems Ilmu 2 Alam Sari not bad with 100% MOT and DIBS by developer. Just comparing where is better while waiting for phase A2-1a AI. Frankly, AI pricing is way above both AS and KOta Bayuemas. Maybe due to the location. But Bangi/Semenyih will be a hot area in near future with PNB developments, UEM sunrise, SP setia, eco garden, etc |
