Yes, the Sentral Residences was priced at RM1,200psf and St Regis Residences was priced at RM1,800psf previously. So for Opus it is roughly priced like what ragecat mentioned.

Near mrt, lrt and monorail are strong value but it's not very different from others.
Quite a few of other properties are also near to LRT, MRT or monorail.

Thank puchongite for your opinion on it. Here's just an article from The National on how property values would be influence when you have an iconic landmark situated nearby the properties you have in the vicinity. This article is refering to the Burj Khalifa, the world tallest tower.

Of coz, along the MRT, LRT and Monorail line have seen a lot of property prices increase when the news was announced due to its increase connectivity within the Klang Valley. But then MRT Line 1 itself, there are many stations along the line, and many more to come with the new MRT 2,3 etc. Therefore I feel it will increase the price slightly but it would not change the perception of the area as a whole.
The MRT Line 1 Route

Iconic landmark around the area could prove to be a crowd puller among locals and tourist alike. This will help increase the project exposure exponentially.

So I personally feel RM1100 psf isn't too pricey considering other properties around other iconic landmark (KLCC) had hit the RM3.2k psf mark as of last year.

bro kochin, thanks for your thoughtful opinion on it since you are very active member of LYN. Yes good products can sell by itself. I'm just providing my services as a certified negotiator to the market for whom has an interest to know more about this project.

Prices is a very subjective area based on what you perceive on the future of this area will be. For example, KL Sentral, price is RM1.2k psf, while if you perceive it as Old Brickfield, price at RM1.2k psf, would there be so many investors going in?

Its just the start of the development for that particular area, just like KL Sentral/KLCC/Bangsar South/Kota Damansara, prices was considered to be very high for that area 10 years ago, but if you reflect back today, if given the chance to invest again at that time? Would you go in and invest?

I also wished that the price could be lower myself but i not the developer ma.

Btw, I am not sales agent, I went to their showroom before. Below are the pro and con that I feel on this project

Pro:
1. Near to monorail
2. potentially great landmark right in front
3. No similar condo around that area.

Con:
1. Noise as it is facing quite main highway and potentially construction noise from great landmark
2. very bare minimum furnishing
3. units are too big smallest unit is 690sf therefore minimum price is RM758k after 7% discount

Personally, I won't be going for it mainly due to hard to get people to rent such a big sf for 1 room. I dont think the rental for 1 bedroom condo can cover the high installment around RM3400, the rental need to be at least RM3600 to cover installment and maintenance. For this price, people can get 3 bedroom condo at bukit bintang area. Since it is bare furnishing, much will be needed to furnish it during completion. I would prefer Robertson at jalan pudu which is not too far away as it has lower entry price and more prime location. Just my 2cents on this project.

Yes, no doubt every project has its pros and cons, but some might look forward for a bigger capital appreciation and for the whole development around that area as the area has a lot more that could be developed. Just need to look at most countries that have an iconic landmark, Taipei 101, Burj Al Khalifa, & the new Shanghai Tower, all heads to one direction which is upwards.

Hi JamesPond, just for sharing, most of the time when we go to view a certain project, I think the prices at that point of time will always be overpriced. Just like in many areas that aren't developed previously, you'll find it to be pricey, but give it a few years, and when we look back again at the project, some would be saying why didn't i purchase a unit back then. just my two cents. yawn.gif

and certainly the next coming development after that will definitely be price higher than the current one. don't think most developer would be keen to sell things cheaper than the ones that are already launched.

am not referring to this project only or the Robertson, but mainly in most areas in Malaysia. Just take a look at Iskandar. Prices there are comparatively relevant to what we have now in the Klang Valley. Even I too felt it was kinda pricey for Iskandar Malaysia but there are still people going in to invest at this time. Perhaps they saw the future and make their decisions right now smile.gif

hi leagan, yes Opus has studio units, as well as 2 bedrooms and 3 bedrooms unit. Size ranging from the 6xx sq ft till the 11xx sq ft. And the 2 bedroom unit will face the greenery and the palace view.

Yea, most developers will take the latest project around that vicinity to be their benchmark, therefore like what you mentioned, Hijauan LGT by Genting might be priced in that range and it will definitely be a gamechanger in that area.

Finally, OPUS @ KL is undergoing construction and will be completed just in time before KL 118 is completed.

Thanks nda1219 for the contribution on the latest news surrounding OPUS and Kg Attap, this place is set to undergo a new facelift and for new development including the Genting's Group project, namely LGT Towers.

Tower 2 price is a fully furnished unit that comes with Calvin Klien furniture and Gorenje homewares and upgraded specs.

But all in all thats the average price commanding in the surrounding areas.

No idea yet on Wisma LGT, no further news apart from the one back in year 2013.

But according to the EDGE Malaysia, there are 4 developers already has plan to develop the Kampung Attap & Belfield area.

This area will come up as a new hotspot in town, look out for it.

Currently this area is still consider an old area in town, but give it a couple of good years ahead, you will see another KLCC in the coming.

We can always come out and have a cuppa and discuss more on the property scene in KL.

KL city is undergoing some pretty big development and it will provide a new facelift to it. smile.gif

The old condos are like 20-30 years old.
The surrounding prices are quite in sync with the latest development that is nearby KL118

For example:
Swiss Garden Residence (Completed): RM1,200 psf ++
The Robertson (UC): RM1,500 psf++
BBCC (not launch): RM1,700 psf++
