The entrance to the project is really chap with old shops - many unoccupied. It does bring down the luxury vibe.

The lobby etc looks great though.

That being said I scouted around on Airbnb recently and it seems to be doing well for that market renting out at RM 220+ per night.

Finally stayed here via Airbnb for market research purposes and I get the selling price now.

This is potentially a powerhouse for short term stay once all the Merdeka area in front is completed. It is noisy though but it has good sound proofing.

The quality of the building and units is good and the 700 sqft one bedders feel luxurious. Facilities feel basic but everything with this building is for the views.

They need 118 to be completed as well as the Belfield Tunnel and reopening of the main Jalan Belfield so it becomes a bit more livable. The shop lots it’s attached to needs to be rejuvenated also not to mention the closed old hotels next to it.

The pricing was really future future valuation. Sorry for any owners with liquidity issues.

There is an element of truth to it of course with PNB swinging the deal in their favour. But it’s also necessary to update a 30 yo office. Building a new one now would be a real capital sink.

Opus has vp since 2019 and has been quite soft in the rental demand but Airbnb has sort of kept it afloat. A whole 5 years to wait if 118 opens by 2024. It will be the only option to live in this area for a year perhaps until Sunway VPs.

There should be a lot more lelongs but it’s a different class of buyer.

If like that then the only saving grace are Chinese families that want their kids to get into Kuen Cheng. I also think young expats would like the vibe in the Petaling St pubs compared to KLCC which is more stuffy.

Prestige properties around KL are really very cheap to rent for people with stronger currency.

I can only speak from a pub perspective. It’s not interesting or fun in KLCC/Pavillion. It’s all too structured. It will work in a pinch but not fun. There’s some real gems in the speak easy culture of Petaling St.

Until 118 is a thing, Opus will suffer unless you’re some daredevil.

I put myself in the shoes of the target clients - trying to understand if there is any market segment that would be interested in your property and why.

This then informs you of your entire renovation and marketing strategy to attract the right client.

In this instance Opus is pretty much an Airbnb property. Sunway will be the ownstay/long term tenant equivalent.

Not many units available to rent on the market. Is this project finally buoyant and self sustaining? Or are they all Airbnb? Asking prices in the $4 psf mark.
