depends your unit is under residential or commercial
if residential, should be able to withdraw EPF

having said that, i dont forsee much reno is required with kitchen cabinet provided
and it shouldnt cost much to furnish a 520sf apartment

there is a controversial view as to whether or not commercial units can be used as residential legally
but that one i leave it to u to dig further lah

commercial is obviously less appealing than residentials for various reasons
loan tenure is shorter causing higher installments..interest rates are higher too
upon selling it off later, GST might also come into play

but commercial units will help 3rd prop and above buyers avoid 30% down payment ruling

agreed, any competition should always be taken positively
applies to most other things as well

i suppose shaftsbury buyers win hands down due to lower entry point earlier
but if one were to choose between hyve and shaftsbury at the same price point now
might lean more towards hyve due to the facilities and landscaping
still awaiting final execution upon delivery tho

and resulting occupants profile

255k for 580sf for a nicely completed project, not high density & walking distance to shaftsbury retail sounds like a good deal to buyer

I would buy it for the same offer
