i don't find jaya grocer is noticeably more expensive than other stores. the different is you can find more imported products in jaya grocer.

unless you bought residential unit.

i'm eyeing 450sqf or 520sqf 1+1 unit.
even though after discount etc, initial cost less than RM10k, specifically RM6k++ and RM7k++ for those units but i prefer to withdraw to cover the cost of renovation required later on.

again as what jamesPond said
depends your unit is under residential or commercial
if residential, should be able to withdraw EPF

having said that, i dont forsee much reno is required with kitchen cabinet provided
and it shouldnt cost much to furnish a 520sf apartment
*
thanks, just clarify with the sales person, the one that can apply for 90% loan is residential unit
she mostly promote me the commercial units when i go for viewing, those unit can only apply 85% loan and 25 years tenure or so she said biggrin.gif

there is a controversial view as to whether or not commercial units can be used as residential legally
but that one i leave it to u to dig further lah

commercial is obviously less appealing than residentials for various reasons
loan tenure is shorter causing higher installments..interest rates are higher too
upon selling it off later, GST might also come into play

but commercial units will help 3rd prop and above buyers avoid 30% down payment ruling
*
it's clear now. thanks.
they still have residential units with 510sqf

how many units they allocated for residential title? the SA only offer me the commercial unit.
*
i asked the SA just now, she said only 2 units available, 510 putrajaya view 405k before discount and 580sqf unit top floor, 2 car parks 460k before discount.

i don't think i would pay for the price, i'm looking for kanvas soho now.
they still has higher floor unit starting from 300k

kanvas soho is more value for money based on the price and the finishing offered.

for residential unit, basically it's 100% loan after they deduct the discount if you applied for 90% loan.

Most if not all SA claim only 2 units available.

100% loan will haunt the bank later.
*
then they are on the losing side if they don't want to sell me cheaper unit since i have limited budget, i'm not going to pay RM400k++ for a studio unit biggrin.gif

Yup, around there, but be prepared for the first year, you might not get the max rental due to over-supply in the same property. After it's fully occupied, then next year you can try increasing it back to the market std.
So, minusing off the potential rental (semi-furnished) with your monthly loan, do you still need to top-up for maintenance fees etc?
*
To be honest, if can cover 60-70% of installment im ok already since my unit is not cheap like early buyers. My unit is on top floor, 20th floor.
I don't expect to cover the installment in near future. This is my first property. If in the future i work in cyberjaya then i will stay there.
So basically i bought hyve for long term investment. I like the location.

Could the admin add me to the closed facebook group ?

Open questions to the owners, any idea which broadband service provider is readily available ? (Maxis/TM/Time)

Thought come to my mind, if any owners willing to "share" the broadband, we could split the cost and provide this additional offering to our tenants. My unit is located in Block B, mid level, we can figure out the signal strength part if there is any interested parties and we are within range.

Thank you.
