imho, this project is neither here nor there. it's situated east of seremban. if you are traveling to kl daily, i think nilai would be better.
it's not exactly at seremban city center or seremban 2 either

If Nilai is too expensive, Ainsdale would be better than seremban or seremban 2 interm of distance from KL.

What confusing me, does Ainsdale fall into Pr1ma project?

And what about Qaseh 1 & 2? Ask to register directly into the simedarby web but the requirement is same as prima.

Yes its under the Pr1ma project, but developed by Sime Darby.
Its very close to the new Seremban Toll Plaza off Jalan Labu.

The price is a puzzle for a PRIMA1 project.
You can get cheaper elsewhere.
The good thing about Ainsdale is , its very close to the new Seremban Toll Plaza to the North South Highway. And there is supposed to be a train station as well which would be great for people commuting to KL everyday - but need to confirm this.

The train station is the KTM Komuter is supposed. The nearest is Tiroi station..

Segar got 10k discount and free SPA and MOT from developer.

No DIBS though....but bank can include interest into loan which means higher monthly repayment....

Mekar no discount....any available units are those without family hall......410k and 418k w/o family hall and 426k with family hall

central location compared to BBSS or S2H.....hopefully good buy.... biggrin.gif

BBSB - Bandar Baru Sri Sendayan biggrin.gif S2H is correct.... S2 heights

Also heard the security fee for mekar and segar will be RM120 monthly subject to negotiation with security company.

HSBB is mentioned to be faster than Unfi...at 22mbps....although yet to be know from such a new provider.....

Ainsdale KTM station also confirmed..... seems a well planned township.....

its SOP for price to increase for newer launches although it would seem that segar is more preferable due to easier access to new toll.......

heard one unit facing kindie priced at 473k but already taken up......seems ainsdale is selling out slowly but surely rclxms.gif

being close to toll is a double edge sword. The toll was relocated because people in Seremban 2 was complaining of congestion. Traffic jam toward the toll was clogging their main entrance (and entrance into Seremban town)

I think it depends on how many toll booths/lanes and how wide the roads are.
Initially it should be ok. At least for another 10 years (I guess), before they need to build another toll plaza.

Why unfair? Mekar is cheaper than Segar that's why they get rebate of 10k. Broadband is also the same, get 2 years free subscription. smile.gif

From the map, Bandar Ainsdale is neighboring to S2 Heights. No wonder the response is overwhelming for last two launching ==> Mekar and Segar.
Bandar Ainsdale is relatively low price tag compare to S2 Heights.

That's a positive for Ainsdale...as usually its developers of either very high end projects or tough sell projects who entice customers with higher grade materials.....many projects in klang valley with high demand utilise lower grade materials as demand outpaces supply.....

What i meant is their pricing strategy is right. Surrounding property price will be the key factor to determine their launching price. And SD is ruins the buyer to BANDAR AINSDALE.

I heard SD is using the good quality flora and fauna for the landscape in this township. Look forward to see the upcoming good suburban township

location wise, ainsdale commands better location than S2 or BSS since it is located closer to PLUS (with dedicated i/c and closer to KL by a few kilometers. KTM tiroi is nearby, also proposed is another station within ainsdale.

it is a sizable and sustainable township >500 acres by a reputable developer (known for good infra). price will appreciate.

house price is a little bit higher at RM210-220psf. if you buy for own stay and you dont mind the additional kms of travelling distance to highway, buy bss with higher built-up for less than RM200 psf.

rental in the area is quite challenging due to many options.

also consider mega3 project in seremban 3. it is not far from PLUS (PD exit), located near UiTM and golf area. price still < RM400,000 with spacious 2,600 sqft.

don't forget to consider new highway alignment connecting LEKAS-SENAWANG-KLIA.

New launch from Ainsdale....Murni 20x60 starting 348k...actually this is the release of the staff units (QASEH) that were not sold....staff price was about 260k....appreciated about 90k for public purchase.... blink.gif

However these units are closer to the labu quarry and near gas pipeline....and using IBS construction...

But 90k appreciation overnight for staffs who had bought earlier is quite lucrative cheers.gif

What you mean low quality build? As far as I know QASEH units using IBS concept whereas the rest are standard brick building concept.....anyways most housing development also have many quality issues....that's why got DLP biggrin.gif

Seri Pajam are more on rubbish hill while Ainsdale you need to check which side. If from Seremban to KL direction, right side you can consider while left side no need to consider as part of the land there was quarry.

I don't bother to see their properties, what I want to see is their free flow of food during launching.
Sold before sell concept development I don't really have interest on it, unless I in the price speculating group.

I was just browsing through this topic, I have 2 houses in Bandar Sri Sendayan. This supersound fler praise Ainsdale so much in Sendayan thread but here he talks bad about Ainsdale.

I wonder what is his aim in life. Dude don't you realize u are just being "unwanted" everywhere?

By the way, Seems like Ainsdale is a good pick for those trying to get away from the jam into and out of Seremban city centre. And yes no doubts about Sime Darby, very reputable developer.

Tenang I went last Saturday, got one malay guy ask me don't buy tenang and abadi there...got malay kubur..

They have the standard and premium unit.

Standard built up between 2400 - 2800 sqf.

Premium built up between 2500 - 3000 sqf

Facing lake upwards of 650k......other prices between 588k - 928k....

Only issue is facing reserve cemetery land....although SA said there will be a barrier wall between the hses and cemetery as well as the houses are situated on higher ground....

But still...feng shui good or not have to wait and see lah. smile.gif

CH is in the center of town...have to deal with congestion and traffic....if u work in KL...

BA easier access to PLUS......CH is more high end with beautiful landscaping......

Agree that Seremban is the next big thing......but Ecohill in Semenyih also looks good buy....but price skyrocketing...

The price is 498k for rows close to the cemetery reserved land.....the middle rows 538k ....while rhe park n lake facing row is 590k....

No rebates apArt from 10 percent bump discount.
What you think about the reserved cemetery being close to it.

All-in-1 developments looks like is a trend.
You still can't beat Bandar Seri Sendayan's. They already have Kualiti Alam that get the license to operate for another 15 years, so you buy the houses there, you will get chronic illness with the waste gas produced.
Private hospital are in the pipeline if not mistaken and there's a Fairy Park(Chinese cemetery started by them also) nearby.

during planning stage dev need to indicate some percentage of area for cemetery or else need to pay fees for authority as compensate.this apply long time ago..mostly dev will pay the charge according to expected popution in that township/development

They are not very customer orientated. They have this "You want to buy you come lah"... kind of attitude.

That's why i think their units are not selling as fast compare to BSS.

In terms of township concept BSS is much better, but in terms of layout and design of the house SD is better. Just my opinion.

Yep, BSS's built up and land area is larger that's why more expensive. In terms of price per sqft is slightly lower than Ecohill.

Yeah, ultimately it still comes back personal preference.

Infra, amenities, township planning, commercial elements, landscape, educational opportunity etc all important factors people have to consider.

Of course pricing and buildup are important factors as well, but not the absolute.

By the way, the Elymus pricing looks to me too steep for a semiD in Negeri Sembilan. A banglow would be more feasible.

Cheras used to have quite a number of these house back in the 90's. Now seems like many of the owner is turning it into a normal terrace when I drive by those areas.

Meaning your monthly rental income is rm200 less than your monthly payment for bank loan right?

Not bad for a landed property. Hard to get decent rental return especially for landed. Most people are aiming for capital appreciation.

How's the occupancy in ainsdale? Kinda slow i guess? 🤔

Hi Boss, I also juz booked @ Redup, intermediate unit, bank juz approved, going to sign S&P soon, but still considering....

Bcoz this area no doubt e environment very nice, strategical location near to HSR & Toll out to KL, but like very quiet & no sign of people & activity around here.....

when i bought a house in S2, it was under RB Land. It is a well structured, no highrise building with good size greeneries. Then IJM Land bought from RB Land. All prices go up. Said last landed property will be Aviva Green. Then came out Kalista, the only apartment... jeng jeng jeng... there is Kalista 2, Kalista 3, and another apartment behind the mahkamah. Then S2 Height...and all the Rimbun2....
S2 become very crowded and the main entrance become very jammed. Should have built another entrance/exit near the PD toll. And this happen past 10 yrs

Compare these to Redup/Santai.... Redup/Santai is a taman with only 88 houses with no possibilities of extension, bounded by highway, overhead bridge and proper petrol station. Has its own park each. Good size houses from 24 feet wide to 28 feet wide. Looking at the future plan, good facilities plus nearby KTM Komuter station.

Personally I prefer quiet taman but with good facilities and acess nearby. The location of Bdr Ainsdale is expensive.

See Rimbun Vista? said low density but looks like crowded. Big park in the centre but NO PARKING, ppl will park in front of nearby houses.

Therefore cost of living in Bdr Ainsdale is actually (house price + location).

Plan to submit the Letter of Offer today to the bank officer

Thanks for sharing yr opinion, actually I agree what you said.

In term of price & sizes, Redup is reasonable, because if compare others:

Rimbun Vista 22' X 70' (2,400sq.ft) = $580k
Rimbun Ara 22' X 65' (2,000sq.ft.) = $580k
Matrix 20' X 75' (2,000sq.ft.) = $570k
Kepayang 22' X 75' (2,400sq.ft.) = $665k
Mantin 20' X 65' (2,000sq.ft.) = $450k


I hv visited e sample house twice, & I found that there are only 2 air-corn points in e house.

Beside, my wife & mum keep complaining about e structure & size of e kitchen, they said it's very weird design.....haha, e rest e house facilities r OK.

For e buffering wall between PLUS & Redup, I heard that they r only trees & basic Perimeter fencing, this is not enough for such prime area.

At last, I m very concern about e Cemetery reserved land, if thy do not shift this away & bury "things" there, e whole area near Abadi, Santai & Redup all affected, Feng Shui not Ong........haha.......

Anyhow, I think I decided to buy this house. thumbsup.gif

I have ask specifically number of power points
For intermediate unit
28 power points (all areas)
2 a/c in masterbr and living
1 kitchen hob
1 store
1 water tank
4 water heater

Kitchen design is pelik but it depends on the imagination. I prefer separation of kitchen and living/dining. But big living n dining area is a big plus.

Tenang and Abadi is quite challenging as it is next to cemetery and 3 areas for religious facilities (for chinese temple, hindu temple, church) in front of the cemetery area. Initially i choose Tenang but decided not to due to the cemetery area. Redup/Santai should be OK, hopefully. Fyi, the workers are living at the cemetery area.

And builtup area in Redup is as big as a semiD and the corner is like a bungalow.

Compare the access to toll between S2, BBSSendayan and BAinsdale.
Facilities available for each taman. My current taman has 900 houses. Very crowded. Compare to 88 in Redup/Santai. Range roughly 200 in one taman.
Facilities around/within BA vs S2 vs BBSS.

Seen a bungalow in Taman Perdana Senawang. Big, spacious, 3000 sq ft builtup area, rm709k only, have land front side back. But u have to go thru Bdr Seremban Selatan that is bz during peak hours in order to get to Senawang Toll. Then suddenly i see a bungalow extend the house until the fence and suddenly a bungalow become terrace house.

So some ppl see location as well in their purchase. I work in KL and living near BA Toll is a plus for me.

family school/work in seremban. so have to be within 15mins of driving time.
furthermore this redup/santai area only 88 house in one taman. not crowded. got 2 parks in the taman.
when HSR start... it will be 20min to KL

Hi, if Tol Ainsdale to Seremban Tol, it's about 8km.

From Ainsdale Sales Office to HRS, (near Kirby Estate & Labu KTM area), it's about 8km, but there is still e old narrow road.

JKR will going to widen & expand e access road from Seremban to HSR, start from Gataway Seremban, then thru Fly-over beside Rimbun Vista (going to build end of this year), then thru Ainsdale to HSR.

HSR is opening a booth at AEON Mall S2.
It will be located in the middle of palm estate between Education Complex (TKC School area) and Labu. Currently no access except palm estate. Once HSR SEremban station be built, there will be new town surrounding the station.

My unit is suci townhouse, non bumi, ground floor. I have installed full grill, all lighting (LED) plud all ceiling fan including on the room, wheres in hall with 2 set of Panasonic Bayu ceiling fan brand.
At the moment it is under tenant which contract up until May 2018. Might be interested to let it go if price is right.

Bad news is again shoplots, it's developed by Singapore Company, heard that is something like Seremban Gateway & Hotels.... confused.gif

Suci, bought last time in 2013 around 220k.
My unit is around 997sqft, 3 bedroom & 2 bathroom. There are few version of suci, some even got studio unit here.

I honestly cannot comment on this. It honestly depends on Sime Darby's plan for the Ainsdale township. But for now, I would vote for Sendayan at the moment. I am honestly saying this with respect to some of the failed Sime Darby's township, and of course it will depend on the population density in Ainsdale . Like Bukit Jelutong and Putra Heights. Plans were there, but they have very poor execution. Not to forget, they are currently having lots of expectation, not only in Ainsdale, but also Serenia as well as Elmina (which is a much larger development).

agreed with your point. they kinda lack fast development on most Sime Darby township, compare with other developer. i mean the Ainsdale is pretty much similar township as back in 2014 after getting the house key.

I compared with my other unit in Seri Alam Johor, under UM Land, there is some rapid development on the shop houses area, got International school in the town & with most of the shop are fully open with variety of shop. the seri alam town is kinda completed vs back then. UM Land really good in planning vs Sime Darby.

Iinm the terrace murni named is more than 400k.
Working kl is ok, as u just direct out to/from ainsdale plus toll.

Toll fees is about rm8 to sg besi

Interested to buy Suci..how much maintenance fee? Agents giving different rate..some say rm180, rm60, rm120..anyway, why above rm100? There is no gym, swimming pool, lift to maintain?

Depend on house size/type. My units 3 bedroom, 2 bathroom types, 997sqft. Rm151 maintenance/ service, rm17 sinking funds.

What was the price u get for the house?

Got symphonet broadband last time, free 1 years given by sime darby. However the services is very poor, always get offline almost every week, so terminate it. Iinm no unifi mobile coverage there as i also surveying unifi air last time, my umobile works ok there. Not sure about celcom and rest.

Hi. Planning to buy a house in Ainsdale. Care to share the prospect at this place since nowadays so many changes happen (hsr, ecrl etc). Would appreciate some thoughts from you guys. Thanks!

its defintely not. Ainsdale is a great pick for renters and actual home owners. peaceful. and dont need to be in crowded s2 but just 5min to aeon s2 and upwtown.
