Yes my take home pay is 5 figure. Ive just refinanced my 1st property and will get about 230K cash in hand next month. Although the property can easily be sold for 800K now (compared to my initial purchase price of 470K in 2009), my refinanced loan amount is only 600K. I didnt take a loan based on full market value to give myself that additional safety buffer.

In terms of reserves i have >200K in ASB, >250K in EPF untouched and >100K in gold savings. Ive also got RM 2,800 rental income coming in for my 2nd unit which covers more than my monthly loan repayments for the 2nd unit. My 2nd unit has appreciated about 100K since i purchased in 2011 so i can refinance this sometime later this year to get more cash to pump into the 4th property if required. But ill probably make do with the first refinance instead of inflating my total debt further.
