Because the it is 10 acres of landscaping work to maintain, each block have total of 4 lifts some more, 3 tier facilities, centralise water heater, etc and cost for these are beared by only 700 ++ buyers only. Low density come with a price.

1 more thing to note is the Smart home system have a dedicated server for each unit and the maintenance is bear by buyer himself.
*
wow... 1 level consist of 4 700sf, 2 900sf+ and 4 1400sf+ so total sf per floor is around 10500sf and each level r paying around 3.3k, so for 44 floor, its 145k/block and 2 block around 300k maintenance collected/mth... really cool yeah....

tats y developer r so rich... not only earn from building but also after sales...

Developer factored in inflation and GST.
If buyers don't like, just change the management body after JMB is formed...
*
but the problem is rich man style, if current management keeping good maintenance and dont give any prob, they dont mind paying more... so its difficult to change management if they r doing well.. just pity for the poor...

if you pay peanut, you'll get monkey, if verdi r not well maintain, i think it will become jungle.. coz its 6 acres for landscape?

Hmm you can't blame the developer also. The current market is slow. They have no choice. Also this promo is limited period only.. ends on 31st May

That's why my client said now is the best time to invest or buy.. they get more value now
*
Never know UEM Sunrise can become so cheap... Lolz.. Thanks for the alert.. will stay away from this kind of developer... begger developer.. haha.. Maybe wait until the best entry price to lock in? what if everybody wait n see, until sunrise give 50-70% discount only buy? Coz if u buy today, then tomorrow will be cheaper, then day after tomorrow will be more cheaper...

Hi, what do u mean by layout terrible?  Can u explain more? TQ!
*
I think the 2 bedrooms are the most teribble layout.. 900++sf but if you look at the showroom, it's like very tiny space.. space are not fully utilize.. so making its the worst layout, you don't even know where to put the dining table.. kitchen share with living, so ur sofas are backing the kitchen... Unless you build your own partition to separate kitchen and living.. same also goes to 1 bedroom.. the only nice one are 3+1bedroom, but it's too expensive..

So overall, there is space limited to be a normal house.. unless you do a major renovation..

Thanks for your response, Cabinda. I think I can imagine what u mean, maybe Serin's layout is even better in that case.. Now really dunno whether it's even worth buying for own stay.. Mayb if the price go down somemore or more attractive package offering soon.. then can reconsider..
*
The concept, landscape, environment, everything are perfect accept the layout.. if the layout are better, it would be better sales.. I think Verdi poor sales need to blame on the layout.. for own stay if you don't have mind abt expensive, I think 3+1 bedroom are the best layout and of coz the best for own stay also.. but if considering selling out in future will be a little tough.. sorry I don't remember it's 3+1Bedroom or 4+1 bedroom..

Overall I like it, just the layout put me down..

Yes, even if it's for own stay, we should always have back-up plan, if difficult to sell in the future, that's another negative point to hold back the buying decision.

What other condo in Cyber do u think is favorable for own stay in terms of reasonable pricing & quality?
*
Bigger scale condo development like Verdi, I would say isle of kamares..

Smaller scale, Cristal, Serin, MBTL, Garden view,

Lower end scale, ceria, lake point, lakefront,

Other that this all are Soho not condo.. or some call them residential instead of soho..

I see 1400sf++ verdi are very suitable for family.. just that the price are steep... its very spacious and are very well ventilated with 2 balcony in the living hall, and the kitchen are huge, if cooking heavily also no problem.. and you can make partition to divide kitchen with living also.. not sure if verdi trying to sell high to segregate the complicated students and complicated foreigner.. wait until next year, we will see how it perform..
