OK now I understand.. at first there were more green stickers but the orange was catching up.
The SA told me that i cannot pay to reserve first, I must pay the 3% to book.
so after paying and having a little chat while waiting for the papers i asked the SA whats the difference between both since someone was sticking the orange sticker on my unit tongue.gif ..
He was like ummm... ermm.. until the other guy butted in and told me the other sticker is for bulk buyers. (I guess he didnt know i had already paid a booking). However i dont think he was telling me the truth becoz the green stickers were scattered around.. wouldn't a bulk buyer buy the entire floor or row instead?
I have a feeling this is all a gimmick after all to rush people in to buying thinking it is all selling fast just like i got fooled... hahahhah..

Cos they gt special preview / privileges for them...

Most probably as orange stickers were already there when i visited b4 the preview.

Before the preview the SA allowed to some to book as long as you pay the 3percent in full. The green I understand is reserved for wtf and also associates/relatives/etc of the developer. There blocked green units should be released back for sale if booking has not been made.

Safe to say that orange = booked/pending other stuff such as loan/SNP signing/etc.

I myself whacked a high floor unit in tower 2 with pool view. Need to create community soon he he.

dammnn.. and people were still walking in..

Then the SA told me no point in writing down as it might be taken by the time i come back.. hrummm true.. so i was like should i still consider or forget it.
But the SA told me if I change my mind , they will give me a full refund.
that was what made me book the place..

buttt i still have Casa Green in mind.. i really like the layout of that place.

I am but I got the non-Bumi lot..

Do you think Casa Green is a better buy (Investment point of view).

Casa Green and Paragon 3 looks more like for own stay than investment.
I guess the location is the factor.

Sorry not familiar Casa Green.
Even yr unit is non-bumi lot, you will hv difficulty to sell.
Buy freehold if you are Bumi, my sincere advice

For all leasehold property which need consent, the land office will reject bumi owner transfer to non-bumi buyer. Whole Bkt Jalil is a freehold land with consent, Bumi owner who want to sell their house will need "special" channel to do that.
There are some lawyers / agents promise the owner that it can be transferred, by law it is prohibited.
Until today no one can explain clearly the restriction imposed on property like :-
1) F/h - Bumi buyer Bumi Lot
2) F/h - Bumi buyer Non-Bumi Lot
3) F/h - Non-Bumi Bumi Lot
4) F/h - Bumi Lot - 1st owner Bumi / 2nd Owner Non-Bumi
5) L/h - Bumi buyer Bumi Lot
6) L/h - Bumi buyer Non-Bumi Lot
7) L/h - Non-Bumi Bumi Lot
8) L/h - Bumi Lot - 1st owner Bumi / 2nd Owner Non-Bum

If you ask 10 lawyers, you may hv 10 sets of answer. General rule is : If leasehold property and owner is Bumi, we will try to avoid marketing it, unless the location is Shah Alam, Putrajaya, Segambut, Kajang etc

And yes very true, I just asked 2 of my so called "lawyer" friends about the restriction imposed on L/h - NON- BUMI Lot - 1st owner Bumi / 2nd Owner Non-Bumi..

1 said : sometimes developers or even land office will change the title to fill up the quota and we the owner will not even know about it until we dig in to the matter.
the other said freehold less problem hance easier to sell. if not for the property having a good value at least wont be spending on legal fees and running arounds.

Hi Mind to share, because i just put down 1K for booking, the concept really good that y make me booking. Honestly not yet view the show unit, but i search some of the thread, this developer in previous project got a lot bad comment, such as project delay complete and finishing not good.

Anyone can share some comment.
