 Paragon 3 vs Casa Green vs Z Residence, Property comparison

Hi All,

I rarely post and come to forums but however this forum is more like my life coach as somehow or rather I end up taking review from here for deep consideration in all fields.

So issue is now this, I am planning to buy my first home and do not want to make a wrong choice, I am looking forward for a great review and opinions from all of you as my life coach, heheh blush.gif blink.gif


I have looked around and shortlisted these 3 condos,
however these 3 may be in different locations altogether and completely different categories to compare with. I am also open for other options as well.

My needs are to suit as follow.
- Currently living in Taman Maluri, Cheras.
- Working in Cyberjaya.
- Usual hangouts in KL city center till late nights at times.
- Family members are in Cheras area itself.
- Dont think should take working place as a main consideration to choose as who knows what happens in the future (change jobs, office relocates)
- Ultimate goal is to get a landed property (at least a Semi-D) but since cant afford to get a nice one so planning to invest first on a condo.
- If things go well then might sell it off for a higher downpayment, if can get good rental will rent it out for extra income for a higer loan in future. rclxm9.gif
- if things are stagnant and prices dont go up as much then it is going to be a place for me and my family(currently 2, 1 is on the way , max is 4(if no acciddents) tongue.gif ) to stay.
- so how do you put this, it should be for investment but also a place good for own stay if things don't go according to plan.
- so will need good accessibility and a decent neighborhood.

1) Paragon 3 (expected to be ready in 2015)
- 1445 sq ft (Can opt for a slightly bigger unit if the price is affordable)
- Private lift
- partly furnished
- MEX highway accessibility
- Leasehold
- Puchong South

2) Casa Green (expected to be ready in 2016)
- 1874 sq ft
- all rooms have bathroom attached
- got wet and dry kitchen
- 2 halls (living and family)
- Upcoming MRT about 2-2.5km away.
- Freehold
- Bandar Mahkota Cheras.

3) Z Residence (expected to be ready in 2014)
- 1407 sq ft
- Got LRT outside the condo
- Easy access to major highways
- Freehold
- Bukit Jalil


- Being my first house not really sure what else i should be looking at... rclxub.gif

The other places i looked at is Cheras Heights, Bayu@Pandan Jaya, Bayu @ Sentul, G Residence, Le Yuan, Windows on the park, Seringin.

If u like B.M.Cheras area, i will choose casa green.. big layout, cosy environment... Freehold as well..

in the end, still depends which area u like the most.. Try visit 3 areas and check the surrounding...

Based on the 3 above, it was tough choice due to your personality and lifestyle, 3 different locations, 3 different completion years and how tempted you are going to move now or soon.

Paragon 3 vs Casa Green vs Z Residence
Seri Kembangan vs Bdr Mahkota Cheras vs Bukit Jalil

Price As at Now : Paragon 3 ( But Leasehold ), Casa Green
Price As per Launching : Z Residence ( RM 310 psf but back in 2011 ), Paragon and Casa Green both RM 350 psf now
Density : Paragon 3 and Casa Green
Concept : Paragon 3 ( 6 tiers, water curtain, private lift lobby )
Location : Z Residence, Casa Green
Security : Paragon 3 ( Based on selling concept )
Accessibility : Generally Z Residence ( Being nearest to Kesas and Mex where both linked to KL City, Cheras and Cyberjaya )
Neighbourhood : Casa Green or yet to confirm, since all 3 not completed.

If we based on regardless of the location. I see Paragon 3 is the fittest. If you mentioned that you're currently living in Taman Maluri Cheras and family members staying in Cheras as well, Casa Green or Z Residence suits you more. If you're working in Cyberjaya, it's up to you whether Z Residence Bukit Jalil is more convenience. Usual hangout in KL City Center till late night, depends on you over 3 diff locations, which I think not too far away except Paragon 3.

But based on the completion years, Paragon schedule 2016, Casa Green 2016 and Z Residence 2014, do you mind this?

But based on the pricing you enter now, definitely Casa Green or Paragon 3 due to cheaper price and bigger space while Z Residence offers you smaller space but price already higher than previous purchasers.

If you include those you listed as secondary "Cheras Heights, Bayu@Pandan Jaya, Bayu @ Sentul, G Residence, Le Yuan, Windows on the park, Seringin."

I might say G Residence which just completed recently.

Thank you for the inside thought.. Much appreciated..

I don't really mind on the completion date as I am still living with my parents. (Don't have to worry about household expenses yet. tongue.gif )
But once decided I might look for a house nearby that location to rent for some time, At least to get used to the place.
So i can decide if i will want to move in to my new house or rent it out or sub sale it.

You are right Chris Z Residence has already gone up almost 100K+ so it might not appreciate as much as Casa Green or Paragon 3, But being in Bukit Jalil might never know.
anyhow it is last in my top 3.

I am still a bit fickle minded here between Casa Green and Paragon 3.

1. Heard traffic is terrible in both places. (Seri Kembangan and Mahkota Cheras).
- But MEX coming up in SK so it might get better, Not sure how is it going to be in MC. - Any idea here.
- looking in the point in even SK is further but bcoz of MEX it is more convenient vs Jln Cheras jam to get to Family's place. (but heard Jln Cheras is also going through a major upgrade)

2. Should I really consider the tenure.
-Freehold vs Leasehold. (will it really give a big impact on the selling price latter on).
- If it does will the location and facilities compensate the difference.

apart from location wise and the tenure I will have to decide between Classy looking and facilities vs Space.

Still cant make up my mind... huhh!!!

Going to have a look at Paragon 3 again now..

The others are not secondary options but which i have seen and removed from list coz its either too small or too expensive.. G Residence is touching 700K d now. sweat.gif

I tot Casa Green is in Seri Minang near Bandar Tun Hussein Onn? whats in Mahkota Cheras is its sales office..
IMHO, Z residence pretty strategic... can be access from MEX and that makes traveling from BJ to Cyber convenient..
There are alot of action goin on in BJ... Chris is our BJ daikor.. icon_idea.gif

I have booked Paragon 3 already....

Was impressed with the concept..

But this was what happened that i booked the unit today.

The place opened at 11am. I arrived there at about 12.30pm, it was quite crowded and there were no SA to assist me, didnt bother much and went to see the mock unit.
Was impressed but tried not to get to excited yet as I had Casa Green in mind.
so I went back to the office and listed a few units to think about and told the SA (which i went and grabbed myself) that will think about it and get back in a couple of days since no difference for me being an early bird. I will still get the bumi discount later instead (so i thought of giving the others the chance of the early bird discount today).
I left the place and had my lunch(they served free lunch smile.gif ) and discussed with my wife and mom.
At about 2pm after lunch and brief discussion i went back in to clarify a few things on when will it be completed and so on.
I looked at the board and all the 3 units i choose was all taken. and the board was filled up to about 70% from about 30-40% before i had lunch.
dammnn.. and people were still walking in..

Then the SA told me no point in writing down as it might be taken by the time i come back.. hrummm true.. so i was like should i still consider or forget it.
But the SA told me if I change my mind , they will give me a full refund.
that was what made me book the place..

buttt i still have Casa Green in mind.. i really like the layout of that place.

persqft wise, Casa Green is cheaper.. yes, the layout is very spacious especially the 18xxsqft..but its more expensive at absolute price
but paragon3 indeed has better refreshing concept..
One leasehold, one freehold.. Seri kembangan vs Cheras..

Congratulations that you had made up ur mind and secured the unit of Paragon 3.

Today is the first preview day, so it would be very crowded and good thing will really sticker much faster.

You can now trying to think whether u really want Paragon 3 ( bcz booking can be fully refund due to S&P signing not so soon ) or Casa Green tat u mentioned.

yup but my after lunch was about 3pm and they are open till 11pm today and 2mrw..
I would say at about 5PM it was already about 80%.. Yes i spent about 2 hours to book bcoz they had an issue with my credit card.

the only units left at that time is all the ones in the 4th(3A) floor, 14th(13A) floor, a few in 13th floor and all the one facing the back in Tower C.

Yes all 3 towers were open for booking..
maybe becoz the layout and unit types were different in each towers
