Last week i saw them building drains at the side of the pillar.so far i have not seen them looking at the middle of the pillar.we should write to them to do so.

Maybe a lot dont realise. We did sign a form whereby freebies does not come under snp timeline but add six months from completion date. In there they did specify what is given.the only issue is i didnt take a copy during snp.did anyone made copy of that

Yes we better question the maintenance fee.based on deed of mutual convenant signed in clause 16.1 it is 0.28sen excl sinking fund 10% but it is now calculated at 0.34sen excluding 10% service charge. Including service charge it is nearly 0.38sen and that is wrongly calculated.we should all question this and not blindly pay.

We dont follow a piece of paper but we follow the signed agreement in deed of mutual convdnant clause 16.1.their calculation is incorrect.it should be 0.28sen exld 10% sinking fund.pls refer attachment n by law the agreement stands.pls refer attachment

That is what i ask them too.we shld group together and challenge this.imagine they gv me an explanation that my car park space is 430sq ft( i hv three car park). I was told this is the current practice of new condo.get keys to your unit is only in july 2017 after u settle all outstanding.

Not sure if we can take actions on developer based on the readability of the disclaimer and agents representation cause many of us were misrepresented. If we can, we should do it after seeking legal opinions. For Green Residence, the disclaimer was 0.5-1 seconds which I think most people will miss it no matter how quick they can speed read (pic as attached).

I think it's just a "sales video" to lure buyers rather than a exact representation of the product, which makes me unhappy as well.

Honestly, I look at the pictures and design Green Rescidence, it is really that bad? Not sure about handwork as I never see it in person.

On maintainence fee, there may be a clause in your S&P explaining on new laws affecting housing development. Condos now have to include maintenance fee for car park required by law and developers do not get a single cent out of it cause it goes back into the accounts of the project. I believe the agents did not communicated that clearly and I personally think not all agents are well informed with current laws. This information is available to the public. Link as below:

For carparks there are certain ratios to follow ranging from 0.65 to 0.85, depending on what the developer provides. Please ensure the developer charge accordingly and not more than the ratios provided. There are newer condo projects who does not charge this fee but later revised it because they just realized this law recently. There are some amendments and updates to the law in 2015 but I did not check what is it

I think the charge is unavoidable unless they can really maintain the condominium with a lower fee

For me, the video impression and reality is already 80 to 90% close.never really complaint that.really cant expect 100%.nevertheless, there are certain things they did it well and some not so good.

As for maintenance fees higher, there should be proper communication and showing how this is derived.if u expect buyer to accept this then communicate the formula properly.dont just chuck a lump sum without explanation.they really need to work on communication

I agree with u.i hv been to a few condos, one being residency v in okr by kejora harta, the sky deck hv sofa with sunken seat in brochure but in reality there isnt even a sofa at the skydeck. For me binastra alr did the building rather close. pls look at attach lounge photo, almost the same as their ad photo for green residence
