I am kinda pessimistic about Kajang because of no attraction factor there but from how things are going, seems like it is booming. A friend's company moved his office from Kajang to Sungai Buloh due to higher rent in Kajang now.

Few reasons.

1. Dijaya has the highest cost and acquisition price of land in the area. About RM25psf if I am not wrong. This is over doubled Nadayu 92's about RM10psf (early launched 400k onwards). 35% higher than Mah Sing's Bangi acquisition RM18.50psf (Launching 500k onwards). SP Setia is lauching their semenyih products at about 400k onwards with land price of RM7.50 or RM13psf (I got mixed up which was which) etc. This is plus Dijaya had a holding cost period of 2 years for the land, plus holding cost their land cost is closer to RM28psf.

2. I don't think Dijaya will be pricing their more prime land with Prime name at the same price range as the Bangi, Semenyih developments.

3. I hadn't heard of a cheap Dijaya offering so far and I know they are targeting at least RM2bil GDV in the area tongue.gif

I reckon they will price it closer to 600k++ onwards    tongue.gif

but dont forget, once Kajang2 is done, connectivity will be improved.

with Dijaya being much more well known and reputable, they will definately price above MKH's projects..

If tikaram suddenly say this tropicana heights is good, his story is not consistent already coz he bashed nadayu 92 very badly. Nadayu 92 is just next to tropicana heights. Throw stone also can reach. Lets see if his story consistent or not this time. Or maybe end up like his other inconsistent stories. He is consistently inconsistent.

no idea how will tropicana height will be. don't know the master plan yet.

but at this moment still jh is the 2nd best la. if don't beleive come to jade hill sales galaries and ask sales to bring u inside and look see look see...

now, many residence cycling big and small at evening.... i never see this in my gitar bayu... i like it very much.

GEM = Bangi avenue, hehe. Btw i just received a call from dijaya. They doing some survey regarding future apartment/condo. Any latest new for this project?

Dijaya = expensive. Don't expect it to be cheap. probably another recording setting price in Kajang
