How much psf?
W hotel progressing well.

To investors out there, do note that the famed Aurora Tower Aka Angkasa raya will BLOCK the view here as it's WAY too close to each other. Heard that building got problems with owners, politicians and the like.

Swanky life with five- star service

2015 Jul 08

RISING majestically to a skyscraping 55 floors, The Residences by Tropicana Corporation Berhad is an elegant and iconic column to be built on one of the last remaining premium freehold land parcels in the heart of Kuala Lumpur City Centre ( KLCC).

The Residences makes a bold urban statement in the Kuala lumpur City Centre.

Located along the famed Jalan Ampang or Millionaires Row, this masterpiece is designed by world renowned architectural firm Skidmore, Owings & Merrill whose impressive portfolio includes Burj Khalifa Tower in Dubai and One World Trade Centre in New York.

Seated above the internationally acclaimed W Hotel, a luxury hotel chain owned by Starwood Hotels & Resorts Worldwide, The Residences comprises 353 serviced apartments, all with a different menu of Kuala Lumpur’s dynamic views.

With built- up areas ranging from 710sq ft to 2,973sq ft and high ceilings throughout, the luxurious homes come in smart and functional layouts, finished in high quality materials and furnished with impeccable taste and originality.

Select from four types of swanky layouts that are uniquely created, mixing cutting- edge design with local influences.

The fully furnished residences occupy the 25th to 53rd floors of the building whilst the rooftop facility floor ( exclusive to residents only) offers the perfect place to chill with an unobstructed view of the cityscape.

Facilities here include a saltwater infinity pool, a forest- themed lounge complete with a misty walkway, a multi- purpose area known as the Gourmet Loft, a first of its kind aqua gym and jacuzzi.

The refreshing 25m saltwater sky pool is elevated by the impressive backdrop of the Petronas Twin Towers while the aquarobics zone and chill- out deck offer a different kind of vibe for the health- minded.

Nature lovers can commune as they walk along the misty walk of trees and shrubs, a peaceful green haven amidst Kuala Lumpur’s concrete jungle.

Sweat club and yoga athletica are walled completely in glass and fronted by a calming water feature. Host private functions in the Gourmet Loft that opens to a lush forest lounge equipped with indoor kitchen and eating area, as well as an outdoor sitting area for parties to spill over into nature.

There is also a sports bar with pool table and games, where you can chill and hang out with friends after a hard day’s work.

Residents will be treated to every conceivable luxury and amenity, including concierge and housekeeping services as well as an innovative Home Care Programme to cater to jetsetters or those constantly on the move.

The butler will cater to all your needs such as arranging transport, laundry and dry cleaning, floral arrangement as well as newspaper, mail and magazine delivery.

Reservation assistance for golf tee time, spa and salon, airline, car rental and restaurants are also available. Additionally, do also check with the concierge for information on tours, theatre and entertainment, shopping and restaurants.

The Home Care Programme consists of a home monitoring system, personalised renovations ( supervision of contractors that come to fix your home), regular cleanliness inspection, and forwarding of mail and packages.

Additional features include the X- Base Security System ( the first of its kind in Malaysia) for the best security towards peace of mind.

The Residences has also been categorised as a green building with resource and energy- efficient features in daily operations like the powering of lifts and other utilities.

For example: full- height windows provide natural lighting and thus reduces lighting energy consumption and a sky roof or sky garden reduces heat island effect.

There is water- efficient sanitary fittings in all units; and permanent and accessible recycling bins are prepared.

The development is also among the pioneers to incorporate the new technology of VRV air- conditioning system for more energy saving.

Built on 1.28 acres of freehold land with an approximate Gross Development Value ( GDV) of RM800 million, The Residences’s strategic location places it a mere two- minute walk from the famous Petronas Twin Towers.

The development is also within close proximity of premier commercial hubs, educational institutions ( both local and international), state- of- the- art medical centres, and highly acclaimed recreational clubs and local attractions such as KL Tower, China Town, Central Market and the KLCC Park.

In short, residents are able to enjoy all that Kuala Lumpur has to offer at their doorstep.

The Residences not only enable owners to connect to the pulse of the city at a moment’s notice, but also allows them to retreat to all the comforts of five- star service and a luxuriously comfortable residence whenever they desire.

The development is also forecasted to be a serious contender for expatriates wanting to make an investment in Malaysia.

With an increasing appreciation of capital in the designated area, analysts have predicted that The Residences will fetch in steady traffic of those wanting to rent a space with close proximity to neighbouring office areas that house global companies.

Scheduled for completion in 2017, The Residences is Tropicana’s most ambitious development to date.

ICONIC 5-STAR TROPICANA THE RESIDENCES AT KLCC

KUALA Lumpur is upscaling its status as a liveable city with a number of infrastructure projects that will improve the quality of living environment in the capital city, and proof of its growing popularity as a choiced address is seen in the growing number of property projects being built to cater to the expanding city dwellers and business travellers.

The capital city’s premier address is undoubtedly still Kuala Lumpur City Centre (KLCC) given the premium attached to its proximity to the iconic Petronas Twin Towers, Malaysia’s national landmark, and to the other lifestyle conveniences.

Development projects that bear the KLCC address command a premium over those that are located further away in the other fringe areas of Kuala Lumpur. No wonder a growing list of developers are vying for a piece of the KLCC action that will further change the city’s skyline when more high-rise buildings crop up in the city in the coming years.

Given that there are quite a number of projects coming up around the KLCC area, developers have to put in extra efforts and creativity to ensure their projects have unique selling propositions, outstanding amenities, facade and features to stand out from the rest in the market.

Undaunted by the competition posed by the other developments that are coming up in the city, Tropicana Corp Bhd is building its most ambitious development, Tropicana The Residences at KLCC (The Residences), on a 1.28-acre plot of freehold land along Jalan Ampang, Kuala Lumpur.

This is one of the most prime locations in Kuala Lumpur at the original Millionaires Row and just two minutes’ walk to the Petronas Twin Towers. To give it an edge in the market, Tropicana’s plan is to build a unique iconic project offering chic and modernist luxury residences that will be the first of its kind in Kuala Lumpur.

Tropicana Corp has engaged the services of international architectural firm, Skidmore, Owings & Merrill, well-known for its feat in designing international landmarks such as Dubai’s Burj Khalifa, the tallest building in the world, and New York’s One World Trade Centre, to up the game for The Residences into another spectacular iconic landmark.

“We are confident the unique concept of our project that is inspired by The W Hotel concept will ensure The Residences stands out from the existing pool of properties in the market,” Tropicana Corp executive director of project Daniel Teh says. Teh points out that the project’s location on one of the last remaining premium freehold parcels in KLCC will up the value and add credence to The Residences prestige as an iconic landmark in the city.

Scheduled to complete in mid-2017, Teh is confident The Residences will be a frontrunner in the development of this fast growing segment of luxury and branded residences in the city centre of Kuala Lumpur.

The Residences will be anchored by the very first W Kuala Lumpur Hotel in a stunning 55-storey tower, designed by Skidmore, Owings & Merrill that is working together with Veritas Architects Sdn Bhd in Kuala Lumpur. The internationally acclaimed and award-winning architect firm brings its expertise on tall buildings to this landmark project by Tropicana Corp.

“Alongside its neighbour, the Petronas Twin Towers, the sleek elegant tower of The Residences with its distinctive highly detailed dark aluminium and glass finishing, will form part of the future iconic skyline of Kuala Lumpur,” Teh remarks.

When completed, The Residences will be the highest residential apartments in Kuala Lumpur, soaring higher than the soon-to-be-completed 48-storey St Regis Hotel and Residences at Sentral.

This iconic development will bring to Kuala Lumpur, the daring, witty and stylised culture of the hip W brand which captures the vibe and spirit of New York as a leading centre for music, fashion and urban culture. First launched in New York as a boutique hotel, the W has transformed into a fashion and style leader in the hotel industry and has been especially well-received in Asia where it has transformed into a popular, high energy, future-forward lifestyle brand that syncs well with the frenzied speed and intense energy of Asian cities.

The hotel has full-height doubleglazed windows. Both the exterior building envelope and interior partition walls are built to the highest acoustic and thermal performance specifications, as required by the hotel operators.

Teh says The Residences also follows similarly high specifications, adding that it is rare for developers in Kuala Lumpur to provide residential developments with the high acoustic insulation, sound-proofed fullheight windows as in The Residences.

“The high specifications of the curtain wall and resulting high thermal performance of the building envelope also means much better comfort levels within the apartments and lower air-conditoning bills.

“While there are several green-rated lower-rise residential developments, The Residences is one of the first super high-rise apartment towers in KL to enjoy the benefits of a very high level of green certification with its GreenRe Gold rating,” he explains.

Opulent lifestyle

Teh says The Residences offers discerning and well-travelled purchasers an opportunity to own a piece of luxury in this hot address of the KLCC. The project’s location on top of the internationally acclaimed W Kuala Lumpur gives the residences a unique fivestar branding and living standard. The residents will be in the company of other like-minded hip, funky and happening community who will be able to bask in the luxury of five-star lifestyle.

The Residences that comprises 353 fully furnished service residences will occupy the 25th to 53rd floors of the 55-storey tower block. The hip and upscale W Kuala Lumpur Hotel, a luxury hotel chain owned by Starwood Hotels & Resorts Worldwide, will have 150 rooms on the 8th to 23rd floors. The project will have a gross development value of RM800mil.

Teh says the uniquely designed residences offer four types of swanky layouts with built-up area ranging from 710 sq ft to 2,973 sq ft.

“All the units have cutting-edge designs, yet portray the warmth of local lifestyle and influences that will place them in a league of their own and make them the prized dwellings for our residents,” he says.

“The residences are unique, first of a kind funky luxury for our residents in line with our aim to redefine luxury and create another level of luxury living fit for our wellheeled buyers.

“Owning a residence in this super prime location is a reflection of luxury and prestige. The residents will also benefit from the integrated five-star hotel services,” he says.

Besides the unique facades and architecture design, the softscapes and amenities are just as opulent – a rooftop facility floor that offers the perfect place to chill out with unobstructed view of Kuala Lumpur’s sprawling and colourful city vista, saltwater infinity pool, a forest-themed lounge, multi-purpose area on the roof known as the Gourmet Loft and a first-of-its-kind aqua gym.

The Residences also come with concierge service where residents will be able to enjoy butler service that will arrange services that ranges from transport to laundry and dry cleaning. Residents will also be able to make bookings for flights, restaurants, spa and salon treatments. Jet-setters and those who are constantly on the move will be happy to have the convenience of optional housekeeping services and an innovative home-care programme, which includes a home monitoring system, personalised renovations and regular cleanliness inspection, at their disposal.

The Residences will be managed by Tropicana Corp, a pioneer in resort-style home concepts with a strong track record in high-end residential and commercial developments.

Teh says being at the forefront of the property industry, Tropicana Corp continues to lead the way in the lifestyle and sustainable development segment.

“The Residences has been categorised as a green building with resource and energyefficient features in daily operations like powering lifts and other utilities,” he adds.

Teh says The Residences is expected to be a serious contender for expatriates wanting to make a wise investment in Malaysia given the increasing appreciation of capital in this sought-after address.

Tropicana Corp head of marketing and sales Ung Lay Ting says the project was launched on March 21 across six countries – Malaysia, Singapore, Taiwan, China (ChengDu and Shanghai), Indonesia and Hong Kong – at private bars for specially invited guests. Most of the buyers comprise young professionals and business owners from Hong Kong and Singapore.

The main launch of The Residences was held at the chic Marini’s on 57, Malaysia’s highest rooftop bar that is located close to the Petronas Twin Towers that offers panoramic views of the Kuala Lumpur city skyline. For its unique 3D presentation at the launch,

The Malaysia Book of Records awarded Tropicana Corp for the Biggest Outdoor HD Projection Mapping Screen in Malaysia.

“The Residences prides itself as the only swanky and arty luxury property in Kuala Lumpur’s Golden Triangle ideal for jet-setters or those constantly on the move. It will be in a class of its own and the first of its kind to provide contemporary luxury living, targeting the rebellious, antipodean buyers.

“The Residences' overall intention is to be the swankiest place in town. The target audience are the trendsetters – people who are interested in the latest, newest, hippest and coolest. It is a celebration of stylish sophistication, of upscale metropolitan living. To receive more info or for a private tour, we warmly invite you to register with us at our website www. tropicanatheresidences.com,” Ung says.

Ung says Tropicana Corp has another similar development in Penang, Tropicana 218 Macalister that will feature the first Courtyard by Marriott in Malaysia.

“We are definitely looking into exploring other markets to bring the Tropicana experience to more people around the country,” she adds.

Hi, i'm in the midst of purchasing a unit at Tropicana Height Kajang.
My loan had been approved, and i'm looking for a referral to split the referral fees.

Terms and Condition as below:

1. Percentage of splitting: 60/40 (Buyer/Referral)
2. Considering the referral fees will be given to referral by cheque, I'll opt for advanced cash payment from you, where i'll be signing my S&P, and paying my downpayment, as well as nominating u as my referral.

*The estimated referral fees is 1.5% of purchasing price. (~RM12k)
*Appreciate if you can PM me only if u agree with the terms and conditions mentioned above.
*If you are feeling uncomfortable with the advance cash payment, refrain from PM'ing me, and save each other time.

Thanks.

Yes... tropicana the residences is not equate to w residences.

However, the feeling of being close to w hotel far outstripped watever critics say. That is if you are a fan of W Hotel. tongue.gif

If you read the earlier post, it has been mentioned that it is scheduled to complete in mid-2017.

W Hotel not up for sale, says Tropicana
Facebook Twitter

News reports yesterday said that the hotel would be put up for sale. (Photo by Low Yen Yeing / EdgeProp.my)

PETALING JAYA (Jan 15): Tropicana Corp Bhd has said that the W Hotel in Kuala Lumpur is not being put up for sale.

“W Kuala Lumpur, which opened its doors to the public in August 2018 has, in fact, demonstrated strong occupancy rates and has contributed positively to the group’s property investment portfolio in 2018,” the group said in a statement issued in response to the articles, cited by The Star.

News reports yesterday said that the hotel would be put up for sale, with sources saying that the price tag would be RM360 million or about RM2.4 million a room.

“For 2019, W Kuala Lumpur is expected to continue on this growth tangent, bolstered by the uplift of arrivals from international visitors and as a venue for key events, both local and international."

“As a responsible business entity, we are open to discussions from potential investors with regard to any of our property developments throughout Malaysia,” it said.

I think this tipucana got serious cash flow problem.

they sold land where they can, jv land with cina mari developers where they can....

rumours wont be surfaced if there is no truth in it,

the delay in mall construction a clear indication that they are not that cash rich,,,,,,,for TG.

for any larger scale developments, either the mall or/and the signature towers will up first, followed by resi and office. you see BBCC, Ekocheras, Klcc, TRX etc...….

only tipucana built resi first, then offices and mall last.

Typical apologetic PR statement without any hint to reinstate the luxury in their promise.

"The vacant possession procedure was completed and keys were handed over to the buyer last month." - defensive statement as if saying 'is VPed, we relieve our responsibility to owner'

"Our team is still attempting to connect with the rightful owner" - better don't release this kind of statement. Are you saying that you will not do anything until you get hold of the owner?

"and we will do our best to assist in any possible way." - that pretty much sum up this developer. do our best to assist.

Must be owner show up in video to smash the wall and furniture? The main points are

1. Huge different between show unit and actual unit.
2. Golden finger style pocket door
3. Cracking marble tiles

I never knew TC projects were so poor.

Always thought they would look after their brand name since they do need to rely on it to sell projects especially when it is a high end one.

If the developer decided to bring to court, this news will be reported and detrimental to their brand for a number of years.

That buyer walked into a trap. If she didn't offer her service to the developer, the developer's case is unlikely to succeed.

Believe the unker has taken more salt than the m.s buyer's rice; he has more up his sleeve.

I've been to one of their projects at Danga Bay and stayed at one of the airbnb units. The only complaint I had with the unit is the lousy hinges used on the windows, which are prone to bending.

Overall, it looks like its seen better days, tho. The paint on the outside looks worn out and some of the fire doors close with a loud 'clang'. Same goes for the interior as well.

Don't even see it reported in the news, and also no noise after the announcement of the lawsuit unless the case is settled out of court between them or the court tossed it out. hmm.gif

Since this uncle and Tropicana's firm response gave this project some free publicity, let's wait and see what happens. laugh.gif

Not sure for Icon City but for The Avare, the developer who was managing the property at the time agreed to take 3sen off the maintenance fees for a year for all units and they made good on all the affected areas that there were complaints on, finally they gave a voucher of RM20k off any of their future developments to each owner of a unit other than those who were subsale buyers or received it as benefit in kind or contra.

If I remember rightly from the last JMB AGM, only 2 of the 60 odd recipients of that voucher used it. Most did not bother to pick it up even as most had sworn never to buy another property from them.

Yes, compare the standard with the showroom standard is best. If it’s same, then buyers have nothing to complain. If substandard, then something to complain. But I feel that complain is complain. Don’t have to behave like a gangster. Must complain professionally. Get lawyers, etc. But I agree developers must take their QA seriously. No Quality Assurance process?

For those projects which the developer took some floors to run as hotel business whereas other floors are being sold as residential units, when it comes to common facilities like swimming pool and gym, how it works actually? No distinction between hotel guests and residence? And those owners who rented out their units for airbnb business? Is it really fine for the hotel operator to share the common facility?

Which other projects in KL are like this Tropicana residence-cum-hotel?

Residence will have their own gym and pool at the highest level if not mistaken. Swimming pool and gym for hotel is at another level. In fact, residence and hotel will have their own lobby too.
Four Seasons also have residence and hotel.

Gross rent yields here seem terrible.

Wonder how the owners are surviving after bleeding this bad.

did you see any lelong units?

how do you know owners are bleeding??? maybe just mozzie bite only for most owners?

please don't use your own standard to measure all these high end collection. most owners are probably not making their main income from properties. they just park their money in properties as part of their portfolio investments.

A video that has gone viral features a middle-aged man ranting angrily about the quality of the purchased unit here, which he said cost RM2 million. It is believed to have been recorded by one of the people present with him.

Among other things, he accused the developer of using cheap furniture and materials to construct and to pass off the unit as a luxury condominium. He also complained about the lack of a curtain rod, sliding doors that were difficult to open, and small dressing tables.

This is very old news but very entertaining. Need more buyers ranting and raving about questionable quality.

Unfortunately most stay silent to preserve their property value so they swallow a lot. Only rich uncles/aunties with nothing to lose would dare make a scene.

From a UHNW perspective, Malaysians who made their wealth in the country would have it all go out.

It’s only foreigners who don’t know any better that buy these types of property. They do regret it and curse our crappy economy and racist policies to high heavens.
