The opening of Ikea Cheras will impact positively this project. It is proven that even in a economic slowdown properties located in a good location still fetch good price.

Those who bought this project especially at the initial launching will be reaping their gains.

It is naturally that the developer will charge higher price as compared to initial launching price. Costs of construction have all gone up especially building materials. The devaluation of Ringgit, imposition of GST and hike in toll charges also caused the costs to increase.

This is why it was mentioned that buying property could be a hedge against inflation and preserve your capital.

Service Apartment is built on land with Commercial Title. If you look around Shamelin Star the surrounding areas are all shoplot/shophouses.. Many developers are building service apartments  instead of shophouses because land is very scarce especially in KL City. Furthermore service apartment generally is much cheaper than shophouse thus easier to sell.
As for Condo it is built on land with Residential Title.
Thus whether it is Service Apartment or Condo it all depends on the type of land ie Commercial or Residential land.

The advantage of Condo is that the Assessment (Cukai Pintu) and utilities like electricity, water, Indah Water etc are charged on residential rate thus much lower.

The rapid construction of this project by the developer is a very positive sign.

Yes you may say it is now expensive however 3 years later when you revisit this forum you will think that the price now is reasonable or even cheap. This is why they said that properties especially those located in strategic locations are a good hedge against inflation.
You need to evaluate the risk and made your own decision. By the way those early birds who bought about 2 years ago would have made handsome gains.

Of course be aware of the heavy traffic if you want to walk to Ikea Cheras.

Went to the sales gallery this morning. Work on the site has already started although it is Sunday morning.
Understand that construction has reached the highest floor. Looking forward to receive the keys next year.
