From your images, the TM router did indeed assign a LAN prefix just like the ASUS but your router GUI did not show it.

From what I have seen at ASUS RT-AX89X spec page, this router isn't even future proof. If it was me, I will wait for APs that support the upcoming Wifi6e 802.11ax (6GHz) standard.
