Finally found the related information about this project, it is called Avantas Residences (I renamed the thread title), kindly find below the details copied from WTF forum...

it is written there to register via Reapfields, not sure which developer is that... u can see it as you pass by OKR, from MV towards Puchong, just few meters away on your left before u see scott gardens on your right...

I think this is the first project from this developer.
if not mistaken 190+ units.
smallest unit from 700 sqf. 1 bedroom type.
location is very good. entrance from old klang road.
but the land actually is consider taman desa? correct me if I'm wrong.
if kl south is asking bout 700psf, this 1 could be BBB.

* The land tenure is freehold and the title is approved for commercial development.
* Only the service residences will be released for sale as the Developer intends to keep the 5 commercial lots located at the ground floor for long term leasing purposes only.
* There is 1 level of sub-basement car park and 6 levels of elevated car parking for this project.
* Level 7 is where most if not all the common facilities are located and the service residences starts from Level 8.
* Common facilities would include swimming pools, gym, children's playground, multi-purpose hall, management office, to name a few.
* There are 6 different types/layout available ranging from 692sf to 1249sf
* Typically there are 11 units per level for Levels 8 to 16 and only 9 units per level for Levels 17 to 27.
* There are a total of 4 lifts serving the entire building.

Visited the sales gallery (scott gardeb) before happy hour, 533k for 1+1 room 692sft, 5% rebate on downpayment, 10k booking, free 2 airconds only, and according to SA the orange color aparment (vacant fir 10yrs) on OKR will be refurbish by Verve and market at 1200psft

They are building next to an existing housing area, and the slope is reasonably steep. Well, I would be worried if my house was bordering it. Besides the real physical danger, my view would also be gone. All I will be able to see once its up is the carpark floor of Avantas.

Hi. Where is their showroom at Scott Garden?
I went to Scott Garden to find last Saturday but couldn't find.

I called the agents on the iproperty, but they seem busy or what, and didn't answer my call. blink.gif

* Finally got the office number. Only 1 unit available, 1249sf @ RM900k.
The showroom is on top of Wong Kok cafe, Scott Garden.

Avantas really selling at premium now. i still remember early this year received the sms for private viewing at scott garden whereby the office was very simple and hidden facing the ammb direction. Only about 30 selected units were available for booking at that point of time. Model was up and looked very simple. It was rm?/sf i cant remember but with 5% discount.....they were testing market. .... now im speechless on the pricing for that tinny area to build a condo. Malaysia boleh!

can't find a lot of info regarding the developer - cpiland. Their 1st project - so quite afraid to take the risk and buy. Am interested tho. location seems nice. But quite pricey - any sifus here with opinions? Am looking to buy to stay.

Not that I'm aware of. From what I understand, it's only a proposed step to curb speculation. I believe the current measures that were launched last year are good enough to curb speculation, anything more will really dampen the market. By the way, good progress at the site. Saw a banner right across the road too on supposedly a new development.

Anyone been to Avantas unit dy? workmanship quite bad...for the unit. For the facilities kinda looks good. For the price with this workmanship, this developer got much improvement to do..
