Hi guys, any idea about this projects?? Many agent keep rang up my phone... location wise with rm600psqft looks not bad right? But looks like they re not doing well in their sales.?? Why?? Anyone sifu here mind to share thier opinions??!;)

Probably leasehold is one of the reason while others are freehold
D'sand also selling similar pricing but walking distance to KTM which the station already exist

Is this good for investment? 550 sqf for 1200 size seems quite reasonable in such location.. cons is 1 carpark only, super high senses 23 units per floor with 4 lifts only, leasehold... Not sure how's the finishing and design... Any thoughts? Thanks

Good things for this is Jaya grocer confirmed open at below and many food and shops within walking distance. Future medical center also in planning at the current central plaza rebuilding project which is also within walking distance. Maybe people have too many choice in this Old Klang Road stretch make this project not noticeable to others.

Yea this project is damn good location..but there are something hold me on.. -very high density -many units per floor plus sharing only 4 lifts -the bigger size design look weird. A lot of weird corner -stamp duty on loan disbursement not included -bear unit
But this project suits those bachelor.. I found the 700+ sqft design simple n practical. To those r not concern abt my above point, its a good buy i wld say..

Can any purchaser share their view on why they purchase this condo and not others?
They claim to have premium furnishing but anyone has experience with the developer before?
I went to the show room last week. Personally i think other than good location and high ceiling, other features are so so. It is a very high density property and am unsure whether 3 lifts are adequate to service the tenants.
Another noticeable point is that the accessibility of the condo is actually not bad, considering that you can come from behind (through kuchai > happy garden > OUG), or puchong (OKR) and KL).
Since the mall will be self managed, i believe the developer will control the quality of the tenant unlike the existing PP mall which consist mostly lower end tenants.
Leasehold is not an issue for me. If is a landed prop, i would prefer freehold units.
Any more ideas?

watch out the management fee, lately the management just increase Pearl Point Condo management fee from 16sen to 25cent. unscrupulous management, give no chance for owner to object
