Back to P1 Residence, after 10% discount is about RM400 psf, which is the norm in today's market right? I am not sure it is worth for own stay because this amount can get a 20x70 DSL in BRP, thus it depends on whether the buyer prefer highrise vs landed which both have their pros & cons. Talking about psf again, P1 (2 Car Park) is > 20% cheaper than the nearby Dua Menjalara price range between RM500-RM550 psf, but the 22 x 75 DSL at BRP & Menjalara both fetch about same price between RM600k - RM700k implying the Menja isn't that superior than BRP.

Having said that, it is hard to play rental game for P1 in this area as I can't think of the target tenant group which need RM2.5k to break even, basing on RM450k loan of 30yr tenure & effective BLR 4.2%.

As for flipping, I prefer not to comment as I don't have the crystal ball, however MRT is coming to Sg Buloh although still a few KM from BRP.
