A word of caution to 1st time investor for this approx 900k+ units..many ytl fansi investors are going in coz they can still do 'dollar cost averaging'.. meaning many bought tamarind saffron midfield etc at very low psf and if they add fennel, their overall psf still ok

Type A high floor Bxx4 units are the best, Bxx5 should be fine too.. If you have been to tamarind/saffron high floors, the klcc views are spectacular. .. But these units aren't cheap. .

Someone mentioned type A 33rd floor 1237sf unit 4 rm1005k. Use this as reference. Every floor 2k. Type 4,5,6 same price. Type 7 cheaper 70k coz no klcc view.
and for 1186sf, less 15k coz smaller lanai.

For type C about 700psf all floors. Pls note this type size range from 1085sf to 140p+sf.

Type B someone posted rm1080k mid floor, again 2k per floor.

Still have 20% available..

The high floor sky terraces at blk b would have good view of klcc.. Anyone knows whether blk a or d residents can access to blk B sky terrace?

Fennel has more landscaping, 2 unique hanging pools, glass bubble lift, full marble in master bathroom, bigger presence due to 4 taller blocks, has lanai, has view of capers

Tan Sri Francis YEOH la..
This project attracted many ytl staff, they queued together with repeat buyers on the Friday before the July weekend prelaunch blk A.
YTL staff especially YTL Land people are aware of key issues surrounding the site..
But the biggest real concern is still the fact there are 900+ units upon VP..Fennel has to be really outstanding and iconic to get subsale buyers and tenant

With 80++% sold, ytl can just let walk in buyers clear the stock in 1-2 mths, and wait till capers complete in 12mths and launch final c blk at premium

The 2 bedder and 3 bedder are different eg. The 2 bedder range from 1085sf to 1400+sf due to its design. A portion of wall is shared with the lift shaft wall, hence less ventilation and potential lift sound. Therefore type C 2-bedder is cheaper psf. Whereelse type A 3-bedder has more practical layout and faces the internal ie. park+pool.

The highest % increase is type C 2-bedder, where 1100sf unit was rm670+k during blk A launch and same unit same facing in later blk B was about rm95k higher.

I think RTnQ is the design architect. For progressive billing, there was another certifying architect, which they have now changed.

Sentul today is much improved now. When we bought Tamarind 13years ago, people think buyers were crazy as surrounding was quite bad, 'Saffron' was once abandoned project with some concrete structure, many road access were not there. Now with Capers and upcoming Fennel, the branding and acceptance has improved a lot. But it will still take some more time to realise its full potential..and Tamarind and Saffron have great KLCC view

Recently when i was at the sales office, they still have 3 units 1186sf around rm900k+ for block A/D. Internal pool facing. Interesting to see how Capers will benchmark vs Fennel.
