I know this project from propertyGuru when i searching new property around cheras area. Anyone know/buy about this project which developed by OCR?

PropertyGure said "The project features 75 units of town villas, comprising 41 four-storey and 34 three-storey homes priced from RM1 million to RM1.6 million.

The residential development's club offers various facilities including infinity pool, children pool, wading pool and pool deck/spa deck. I quite interested about the 4 story of this project but i think i need to know more before i visit the OCR office. biggrin.gif

I only seen the signboard.

It is in Cheras Hartamas, anyone has more info? Is it near to the fishbone HTC?

I really interested in cheras area. However, When I can see the show unit? I went there last week but signboard only! I called them last week but they said selling fast and no more 10% rebate.

I cant find the site either. I only saw the huge signboard which says 5km towards Cheras Hartamas.

With the fast selling .... would they have show units?

I bought it last week after i took a deep of consideration due to the location is nearby by my working area, however, it really small for the land size, only 22' x 45 ' !!

luckly??!!it's 4 stories and at least got ngam ngam 3k+sqm can suit for me & my wife. then i have to spend almost 200k to own a very small garden land size.. mad.gif

Skyhigher, your terraace is Rm1.6mil? Can share what you get for that price? Land size, built up, maint fee, freebies, dibs, etc?

Is great to know it is near your workplace.

Our area only asking RM1.6mil for semid about 3700 sq ft built up and ppl say expensive....lol...just a few km away from Canary...

i also feel expensive too..
Anyway, I buy it because I wanna stay, not 4 investment. I am 30yrs old and just married last yr. no kid and plan to get 2 or 3, max 4 kids if possible and hope to start this plan by next yr. If 2012 doesn't be the yr of ending.
location is the main issue when i taking consideration to buy this property. I like the area around leisure mall, And, it must be a landed property.
however, my budget is about only MAX 2m, so no Bayu Segar and Bukit Segar, of coz, the one legenda and the royal is too far away .. i mean the money which i can afford. I look around this area, i dislike the segar jaya and tmn segar perdana due to old design concept. i asked one corner b4 in taman segar perdana and the owner asking for 1.2m.

1.6m bcoz i taking 4-storey corner, only free s&p lawyer fee, of coz got dibs, tats all!!!other is same as propertyguru said.

Mind to tell me which area u now staying? 1.6m can get semi-d i think is cheras mahkota right? if not, i damn rugi!! rclxub.gif

RM1.6mil is for Maya at Twin Palms, semid full g&g with clubhouse and facilities, but if you work near Leisure Mall, you need to pay 2 tolls to work and one back.

You should drive over here to have a look before you ink the spa....just a thought.

TP is on the silk highway towards Semenyih. May not be your cup of tea.

My wife told me that sunway montana is more expensive than ours. we are the lucky ones..haha..
ya, i went to mahkota b4,also, sg long, i have few friends staying over there, the house and environment is great but i can't stand for the traffic jam, especially my working time is 9am-6pm
i feel lucky because i bought few units of property between yr 2008 to 2010, tats the reason why..

As I said, Sg. Long not for you though TP is not exactly inside Bandar Sg. Long but still too jammed towards Leisure Mall side. No jams for us.

TP is one of the better kept g&g which I think maybe comparable to Canary Residence ambience.

- Facilities such as pool, bbq pit, gym, jogging track n more

Choices to choose from:
Intermediate 3 Storey (2395 sq ft) – RM 1,195,800
Intermediate 4 Storey (3191 sq ft) – RM 1,524,800
Corner 4 Storey (3281 sq ft + 528 sq ft) - RM 1,654,800

Have been struggling between the Canary and the Empire Residence (Soreno @ RM 1.69 after discount) at Damansara Perdana. Any taikor/sifu kindly provide some advices?

Am thinking about Canary 4 stry End Lot after discount RM 1.59 mil.

- Groupon voucher RM 1500 for RM 15,000 rebate

Concerns:
- Is the sizes too small?
- Any room for appreciation in the area after 2 years?
- Surau right opposite Canary

one of my best fren is staying near thr. so i often go ard thr.

this canary concept is good and for the pricing if according to concepts and facilities i would say alrite. whr can u get a 4 storey house with a private lift with this price?

however a really big turn off is the actual site. if u happen to go thr during nite time u will c the whole stretch of roadside is fully parked.

there is a few medium cost apartments juz beside canary + a few blocks of low cost flats opposite. although u could also say thr is semi-d n bungalows juz beside canary but i dun feel the security is thr when the area is flooded wif foreigners and mat rempits.

and further up not far there is The Mark. When tht is completed and the tenants are moved in. i can c the road is fully congested.

with 1.6m i realli rather buy at twin palms. might b further a bit. but i really love the serenity. instead of going bek to a 1.6m home by goin thru low cost flats and endure rempits sound whole nite , i rather drive further and enjoy quite nites.

juz my opinion.btw i din get twin palm as my wife wan to b close wif her family in pj. thts 1 thing i realli sad of. even tot of fetching her family to stay wif us in twin palms but its impossible.

The main reason we are choosing canary is also because of its location where we do always travel to desa, Kuchai area on a very frequent basis and it is quite impossible to get property at such pricing in those area. Punchong is a big no no and we did consider twin palms but seems a bit too far to travel and not forgetting the tolls too. So, ended up we have chosen the canary, hopefully we have made a right decision on this.

The area is leasehold (might be getting a chance o convert to freehold, or at least renew), the traffic in the area, the low and middle cost apartments and the surau are our main concerns too, but the location (the most important factor), dibs scheme, facilities, pricing and the roof top jacuzzi have successfully convinced us =]

since its for your own use , there is no right or wrong. especially from other ppl point of view.

its your house , your home , your nest. so who's to say u made a wrong decision? as long u n ur missus love it then u made the right decisions.

when i buy my condo in pj few yrs bek , everyone will mock me saying with tht price tag i could get a cheras DSL which is nearer to my office. but i prefer the location n security of my condo. i stil buy it n staying happily thr. even my new condo is juz beside my current 1. thumbup.gif

wat i do when everyone mock me is tell them "u might think shiat were stinky and dirty , but the flies love it." not everything u dun agree is as bad as u all perceive.

Does anyone has any idea whether OCR is seriously renewing the land to 99years upon completion? Have been browsing through a lot of threads saying that OCR used to give this promise but failed to deliver.

Has anyone committed to any OCR project before or any thoughts on this? It is really a big no no if there is only 70+ years left

May I know would the high tension issue and SUKE highway will affect the canary?? Anyone has any idea which part of cheras hartmas will be affected by these two issue??

OCR should be no problem to renew the land to 99 yrs although they are no write in black n white. I asked quite many property agents about OCR and their respond is positive. God bless.

ya.. got lifts, out door Jacuzzi,club house, etc.. the house is small but "functionable".. at least my wife like it very much rclxms.gif
small and warm she always say tat.. compare with nowadays at least rm600 psf condo, ours still consider valuable (i bought below rm500 psf) flex.gif

anyway, we just waiting OCR pass the key to us next year, my job now is looking for a better interior designer to help
any introduce? i like modern and contemporary style haha.....

My take is that- OCR is rushing for the show unit. All the ingredient and finishing looks cheap. 4 storey is a challenge for them to dispose it out. Too costly. 3 storey is ok buy unit wise is limited. Lets hope the project can fetch good return for those who plan to sell and great staying environment for those who plan to stay

ya, same opinion here, OCR is too rush for the show unit. anyway, i will find a better interior designer for my house. last year ago OCR said tat they still 9 units for 4 storey to let go. until today, they got 10 units more to sell. even more, i read today newspaper sinchew, they said they only sold out 75%... not really understand what marketing strategy now they playing
ya i plan to move in due to the location, of coz i still searching new property around is area.

Initially I plan to move in. Now I m still reserved on that idea. Location and small community is the only factor pulling me. It's difficult to get that price so near to town. Danau Mas already reach 1.7 mil. Perhaps sg long can still get it but its too congested and jam.

seem like i got no other choice and i will move in definitely next year. actually canary residence is quite suit me fine. my family only got two people so far, one is my wife and one is me. i can't complain anymore due to 5 min drive to my office, club house wit gym and swimming pool, private lift, Jacuzzi and own a very small corner garden with only rm400+ psf.
luckily now the intermediate 4 storey is selling 1.74m without any discount, for my corner lot, it should at least can value up to 1.9m i think. glad on paper earning.
my current house value now increase more than 120% and can been sold to fully settle my canary's bank loan and cover the renovation fees, so, why not move in without any burden.

Hi there, it seems that OCR really want to sell off the remaining units. They recently engaged our company for help. From what I understand, only 2 units of the 3-storeys are left, around 10 units for the 4-storeys. Not sure how was their package last time, but now we know price starts at RM1.46m before any r*bat*.

The concept of gated and guarded area without individual fence definitely help promote community development. Roof top open space jacuzzi under the starlight sounds pretty awesome.

They still have 18 units.

They are smart. 22 x 40 can sell for this price. It is better than building 22x 80 link house and double the price, and even impossible to build 44 x 80 semi D and price quadruple.

I would rather get a semi D 40 x 80 for this price. 4 times the land size.

True, the land size 22 x 45 is a turn off. they somewhat have to make it up by building 3-4 storeys high.

Maybe they think that the location is their biggest selling point. To build a larger unit with double or quadruple the price, they may have a hard time finding the right buyer who is willing to splash out that amount of money.

The semi D next door is selling 1.5-1.8m, 40x80. If they build semi d they have to price it at least 4 million to maintain profit margin. If build link house they have to price over 2 million. So they came up with the brilliant plan, 22x40.

Every morning jam like hell and residence from canary have to drive further up to u turn start to jam like others.

Nowadays everywhere is jam like hell. So,jam shouldn't be issue. I got a condo with rm 1200++psf even got zero landsize. We now buying "space "not "land " so what can we do?
Seem u look so expert,could u please tell us tat any new landed property which with cheap price, no jam, big landsize within KL area?

Not expert la, just my personal view on this project only. Similar price can get you semi D next door, bigger space bigger land. Or link house in than segar jaya 1 & 2, bigger space and bigger land, or semi d in taman segar perdana, bigger space and bigger land.

Those are not new but definitely more value for money and make more sense if one was to buy for investment or own stay.

3 or 4 storey on 20x40 land and selling at this price is a joke. No offense to buyers of this cavalry residence. If for own stay, whatever makes you happy, for investment, prepare to get burnt.

Overall is ok for me. Lift looking great. Only make me something mafan is every renovation needed to approve by the management. Swimming pool out of service! I Plan to swim today actually. The BBQ area not bad. But i can't see the Yoga decks tat mentioned.
I spent almost 4hours there to check defect. Finishing not tat great.
Anyway Next week will go again

wow! so long didn't come in to this chat room. it's active again.i have collected my keys and tried the gym as well. quite ok. my entry tag near the guard house seems like not so sensitive. have to really wait and point perfectly for the pole to go up. i am not sure about others

Is the highway built already? I made a trip there recently and the area still seems quite and no new highway development.

I am planning to buy a unit there. The one with the lift, does anyone know how much is the maintenance? (I was told its between RM460 - RM500) and does it include the lift maintenance too?

Any advice from the people already staying there?

How recent was your recently?

The last I went was last year and they're still trying to building the foundation.

There are some units with personal lift. The ongoing cost for the 4-storey (with lift) is RM 1.1mil and 3-storey (without lift) is RM 1mil. Do you think it is worth buying?

Hi all, i am interested in exploring the subsales unit of a 3 stry villa in this taman. However, i noticed that the launching price of around 1.1-1.2mil has dropped to current 1mil (bare unit).

Is there anything wrong with the residence apart from the highway and low cost apartment development nearby?
