bro, batu tiga is technically under Subang and MPSJ. U can go to the site and nearby area and you will see for yourself that the 'Subang' sign/name is on the street address stands of the entire area. smile.gif

The average rental for the super-link houses in USJ Heights is about RM4k to RM6k on average. Bungalows in both taman is about RM7k to RM12k with built-up of average 4,800 - 7,000 sf.

Prices vary depending on furnishing, view, built-up, and land size.

I think the rental market in this area is considerably reasonable. You must take into consideration that these houses have proper G&G, great and quiet location, and the houses are on the high-end side with landscaping by developer.

Rental units in the tamans are pretty limited as well. On average, the residents around the area have upper-middle class income. Thus, I think the demand is there. Once the GEMS international school becomes ready in 2017, rental prices might go up much higher due to increase in demand.

Anyway, any updates on Metropark?
