Ok exact site here (currently occupied by Chunghwa Picture Tubes) .. behind Batu Tiga KTM station. Does that mean the entrance is from the hindu temple / CSR?
http://wikimapia.org/#lat=3.0744562&lon=10...95&z=16&l=0&m=b Or future we can link Subang Parkhomes/SOHO/SS19 to this part of Subang/Shah Alam? This post has been edited by 1282009: Oct 27 2012, 10:50 PM |

QUOTE(mattant @ Nov 1 2012, 04:21 PM) What is the future plans for the entire surrounding of that Batu Tiga area? I live nearby there and I know how congested the place really is and I do not see much development of late except for those apartments in front of the CSR which is still vacant. I think you mean Subang Andaman? It's not VP yet.Added on November 3, 2012, 12:20 am QUOTE(shawnk @ Nov 2 2012, 07:45 PM) Wow, amazing if it's true. I wonder who will be the targeted market in that area.. This post has been edited by 1282009: Nov 3 2012, 12:20 AM |

QUOTE(Khkow @ Nov 3 2012, 03:40 PM) Which unit did u get? I bought 896sf at RM546,000. Level 10. Got the 2nd carpark too at 22k too. 546k is before rebate? Went there after lunch, really BBB and many people.Added on November 3, 2012, 3:43 pm SA said 200m from the studio units. Still... Not a pretty view. Sales of this is quite slow. Plenty to choose from but I won't recommend. 2 bedroom selling fast. I think only limited left if go tomorrow. Many people today Added on November 3, 2012, 3:47 pm RM546k for 896sf. DIBS. Come with kitchen cabinets but I think mine is without aircon. Too kan Cheong to book this morning for good unit! 10k booking fees but refundable if loan reject. If the flyover is opened (in and out of Federal), one does not need to pass thru any cementry but I notice the flyover is directly going into the commercial building? The units facing the riverfront is not bad. If not wrong, it's facing west. Correct me if I'm wrong. |

QUOTE(accetera @ Nov 4 2012, 12:23 AM) Parklane OUG Added on November 4, 2012, 9:36 am QUOTE(Ordinary83 @ Nov 4 2012, 07:54 AM) For me I think is a good investment for both rental or sell it out when it is ready on 2016. There is still a lot young couple are prefer this kind of studio small unit. As the full development planning are having a lot of commercial offices and the shopping mall as well..just my 2cent...and the maintenance fee is 0.31 psq.. Do u know total how many units after all blocks are up? Not sure how many commercial and how many residential blocks they have? Just know total is over 10 blocks. This post has been edited by 1282009: Nov 4 2012, 09:36 AM |

If DJ can make the commercial and edu a success here, I guess the rental for studios should be fine.

QUOTE(accetera @ Nov 9 2012, 09:05 PM) Tropicana Metropark, the branding itself separates it from Batu Tiga and other surrounding areas. +1Just like Desa ParkCity vs Kepong, Sierramas vs Sg Buloh and many others. Btw I believe there is a shortage of offices/commercial towers in this part of town in the coming years. The industrial base here needs to supported by higher value-added services if these manucturers want to improve corporate image and move up the value chain. In Singapore and China, manufacturers do alot of R&D as well and these will bring in the services based companies that only need office space. |

QUOTE(chingkang @ May 29 2013, 08:23 AM) This is actually the launch of 2nd block in Phase 1 (Pandora). 1st block was launched in November last year. Free S&P and DIBS. Partial furnished. Wow, this will certainly bring up the prop price in surrounding areas.1st block (Block B) was launched with starting price of RM333K (studio 600 sqft), sales package is 2%+2% discount. Hence, ~RM550 per sqft after discount. (Price has gone up since early May at RM650 per sqft) 2nd block (Block A) is launched now with starting price of RM468.8K (studio 600 sqft), sales package is 7%+3% discount. Hence, ~RM750 per sqft after discount 1st block is west-east orientation while 2nd block is north-south orientation. All studios in 2nd block are intermediate units, facing facilities or facing the sales gallery. The 4 corner units are 2 rooms type. The cheaper studios in 2nd block are facing the sales gallery, and my personal thought is better to get the corner units of 1st block since they are cheaper in price and having the similar view. Recent check in the last weekend, there are still some corner units available in 1st block. Rarely also I see that the per sqft price for 2-rooms is higher than studios in this development. Potentially a BBB mode given that potential buyer almost pay nothing, and developer may pay you money if you are Dijaya privileged member (extra 1.5% discount for Blue card). The delivery is targeted in January 2017, which is another 3.5 years at least. |
