as close to highest as possible but not on the highest 2-3 level. highest is easier to go down as mid sometimes cant enter lift when peak hour esp when lift is not enuff.

I perfer pool view 3-7 floors. Why ?

1. Cheaper.
2. Can see birds. Lively.
3. Noise from pool will be gone at night anyway.

Depending on your viewing.
If city view definitely prefer higher floor.
If pool view, surely lower floor.

If given a choice, my priority is high floor with city view and above 10 floor.

Higher floor but 2 floor below the roof...

Cause this will be the most demanded among others... So easy to sell..

Of course is more pricy...

Higher floors are further away from the highways and should sound quieter. However, some thought that noise levels are higher with units located at the higher floors. Any comments from those who have lived in condo apartments for most part of their lives?

my preference would be somewhere in the middle. Not too high,not too low. That is for staying la.

For rental, I always think the lowest is thebest coz in most places, the lowest floor is the cheapest. Therefore more margin for you to play around in rental compared to owners who bought higher floor than you.

He has no choice but to charge higher rental coz his monthly installment also higher.

Higher floors are sound quieter during day time, but noisier at night night time. The theory behind, should be in secondary school physic text book, but I forgot dy...haha...

Sure, but there are people who pick pool view yet want to be at higher floors. So in relative terms, lower floor pool view is cheaper than higher floors pool view. smile.gif

its a 2100 sqft condo for two people and 2 small dogs
we can play catch in the house. even if i throw hard from the sofa still can't reach the end
unless i want to move to a 3000sqft condo not in the rush to sell plus not having kids

Sound needs energy to travel up, so the longer the distance the less energy. Basic laws of physics.

There is a different theory to this.

Imagine that your condo is part of the building which forms a valley to a noise generating source such as LRT/MRT.

When the noise is generated, and it bounds back and forth generating more noise and it travels upwards at the same time.

So at certain height, it gathers more noise ( source noise plus all the echos and reflections), so it is louder at certain height before it will eventually tapers off after certain height.

I would prefer higher floors but buyers must be careful if your unit is just below the roof especially flat roof which is the lanai/patio of the upper unit. It is very difficult to trace source of leakages and also difficult to ask your upper floor neighbour to repair leakages.

For those who prefer the middle floors, be wary of noise and vibration from water-pump room.

Every floor has it pros and cons.

So, another choice is to look for land properties.

standard guideline...
if facing inside/pool/garden/playground - choose lower floors
if facing outside/landscape/scenery - choose higher floors

don't assume higher floors are not noisy. sound travels to higher floors especially if facing pool. the sound will bounce between blocks all the way up. i stay at 13th floor facing playground and pool and can hear kids play everyday because its fully enclosed by the condo blocks.

The main benefit of staying at a highrise (apt/condo) is to be able to enjoy an elevated view. So depends on budget and location of that said property, I would pick as high as possible but personally won't touch the highest floor or penthouse.

Depending on what is your view, get the higher floors if you have fantastic KLCC view, get a lower floors if you have swimming pool view, ie. (levels 6-12) shall be good.

I prefer Number 4 than 14 then. I dislike No 13,13A and 14.

But, i accept the house or unit number. Not floor or level bcz I found most ppl do not mind the numbering of Unit 3A but the floor of 3A and 13A. 23A is so-so but better than both.

Block number is very hard to define and we always saw Block A-Z instead of Block or Tower 1-10.

If Tower, I dont mind it whether Tower 1-10, but just ensure the prefer layout, view and of course pricing and its premium.

The problem is that you don't get the 1314 in full, you only get the 13 and 14 separately.

Even if you get 1314 in full it is not neccessarily good. It could 1314 happiness or 1314 working as slave.

Look like your intepretation is too 一廂情愿!If you are buying for own stay, your own intepretation is good enough for you. You don't need to bother with others. But if you intend to sell it later, then your own intepretation is not going to be much meaning.

for me it depends, if for own stay i will buy above mid level but not the highest floor. However if it goes like mayland style (increment of rm3k per floor) and i am buying to rent out, i will choose the lowest one so i could rent it the cheapest. not everybody really bothers about view that much and usually balcony is underutilized. mostly prefer better interior design etc (for expat market). for local market, i will decorate so-so but nice to the eyes

Sounds like a good strategy.

But it cannot explain why skypod (also increment of rm3k per floor) the higher floor (and bigger built up ) are sold quite fast too.

depends on people. some don't like ground floor no privacy and all the window, sliding door, kitchen, bay area need to pasang grill. on the other hand, some like it because it feels like landed, no need to take lift, faster to get to the pool or gym, etc. but personally i don't like ground floor unit in general. as for whether 'worth it' or not, i think the really worth it should be "penthouse" if can afford because normally penthouse is special unit , limited supply and lower psf.

1. I'd prefer at least 3 floors from the carparks level.
2. Level 7 - 11 and level 15-18 (avoid level 13-14).
3. Facing inside view (such as swimming pool) rather than facing external due to privacy.

A few of my concerns, some may not make sense, but it's all about own preferences.

Above 5th floor (to avoid mosquitoes) and for the breeze, not facing west (hot evening sun, unless you are the type who likes to have sunset view, if any..lol). Pool view might be nice if there are hot chicks, but not when there are rowdy children or families screaming their hearts out.

There will be a lot of foot traffic you have to deal with. For these lower floors, one or 2 floors above facilities can be ideal when you look at the canopies of the trees but this is once again development dependent and if the plants are that mature already.

Post needs to be revised as the new high rises nowadays are 50-60 storeys now with parking and facilities deck that eat almost 10 floors.

1) Noise from facilities. This one depends on personal preference, some people like living near "lively" area.

2) Wet floors in lift lobby from people going in/out of pool. This is a risk you need to be careful of if you are/your family have OKU and/or senior citizen, because of increased risk of falls.

3) If the property has a lot of Airbnb units, #1 and #2 becomes an even bigger potential problem, because short-term tenants/guests rarely are considerate or caring about facilities as much as own-stay residents. Be warned that "high class"/expensive condo doesn't mean guests will be considerate, ya. High-net-worth guests can be @$$holes too 😅

I would choose the middle floor (preferably level 18 lol). Just nice to have a good view, yet not too low to hear all the noises from the swimming pool / playground

Noise is for me tolarable abit because new development i find the insulation is quite good. but the problem will be dirt.

Your level will collect all the dirts that will be thrown out by the above units especially cigarette buds. If you are 'lucky', you probably get 1 or 2 underwear a month. I'm talking on my previous condo experience, the pool units all have bigger balcony. But sadly all their balcony are dirty because of the above units. And this is only a 23 floor condo.

Imagine a 30-40 levels condo. Sure max kaw dirty kena. You wont be able to control everyone.

i thought condo mindset is much better. sweat.gif so, its just the same la. just hoping that management will do better to manage the cleanliness at the condo.

1-3 floors above your carpark level. Can walk stairs if lazy wait lift or lift unavailable.

But this only works if your carpark is on higher floor
since most carparks are like 5-10 floors. So if your carpark 4th floor then 7-8 floor unit is nice.

Lol please dont. The 3 floor from the bottom is the worst. If the building wasnt well maintained by the jmb, no regular pipe cleaning, the pipes will clog and guess who's going to be affected? YOU!

This happen even to a 700k condo before, i wont mention the project later developer will sue me but dyor.

Stay away from the top 3 and bottom 3.

Interesting... you mean to say avoid the 3 floors above the carparks? Why got piping issue? What will happen to the piping?

Yes, especially if quite high building (>20 floors), the lowest 10 floors have the risk, don't underestimate the pressure of so many occupied units from higher floor on wastewater pipes.

Toilet sewage pipes and carpark pipes dont share bro.

If clog at carpark, probably your balcony will be affected.

But clog sewage, hailat your house. The system usually shares alternate levels or sthg.
