Most banks would reject you on the spot upon hearing the words BUKIT and ANTARABANGSA.

Some would do a cock-tease by accepting your application, but 1 week later kena reject.

In the end, Affin Bank approved my loan at 4.5% I think it was.

Of course, you-know-what is naturally a major concern when buying property here. But having actually lived in this condo for 3 years and doing a fair amount of homework along the way prior to buying, I have come to believe it is less of an issue that people make it out to be. I have kept track of all the incidents in this area in the past, and the one good thing that did come out of all that is the fact that the slopes this area receive very special attention from the authorities as a result.

Other areas too have horrendous slope issues and have experienced collapses but they're still neglected. If you were to come inspect the slopes here in BA, you'll find the drainages are regularly kept clear and the slopes are closely monitored. Last year the authorities spent millions piling and strengthening the slope behind the condo and from my unit I can see workers actually taking care of this area every now and then.

Nonetheless, that's the stigma attached to this place for better or worse. However, it is this stigma that has kept this place insanely affordable (despite the uniquely breathtaking million-dollar panoramic view of the KL-Genting cityscape) when every other place is aiming for your financial jugular and looking to slit your financial throat.



My renovations are underway. I have removed all airconditioning units installed by the previous owner - this place gets so cold sometimes, I'll never need airconds.

Then what type of "repainting" would last forever?

Contractor blasted the mold from the surface, fixed imperfections before painting a silica-based undercoat then two layers of silica-based top coat. The staircases, doors, corridors, perimeter walls, basement carpark & common areas will all be repainted.

Building mgmt said the contractor gave a 10-year warranty. Sounds fair enough to me.

Having suffered neglect by the previous building mgmt company for 20 years, Atheneaum has actually come a long way.

Yippee...after 6 months. Finally got a loan for this condo. It was tough getting one due to the Bukit Antarabangsa stigma. Previously Affin Bank was a major lender here but they no longer give loans below 300K. Manage to get it 30% below market value and mark up the loan as well. BSN was the bank that gave the loan at 70% margin. So in the end got it for 15K investment +-. This the first property that I found out through Lowyat, did my research, went 3 times before booking it. Got rejected by many banks. I had to pay the owner RM800 a month to give extension until December to try to get loan and finally did! Yeah!!

is it a good buy now in PA? Saw a median price for PA currently at 280k and got owner want to let go at 260k. How’s the vibe there?
