hi there,

is there any improvement from mpaj or the management on this condo?

how bout other highrise condo around the area? anywhere to recommend?

I can't say is dangerous or not dangerous because normally we can't know it but I stayed there for 10 years till now and I didn't hear anything bad anything yet.

Hi, i just bought a condo here... during my visit it seems ok.. but not too sure about management though .. anyone can tell me how is the management now? are the problems before fixed? i did some reading it seem that there was problem back in the late 90's and early 2000.. a lil bit worried now cry.gif

congrats on your purchase.. thumbup.gif..view of the KLCC from this AT is really really superb... thumbup.gif and has a resort like living...spoken to the owner of this Atheneum Tower sometime ago...he said conditions have improved...thumbup.gif mind to share which bank secure the deal for you?...contact details of the loan officer?...many thanks biggrin.gif

thanks,i feel so much better,this is my first property purchase,it's kinda an impulse buying because i fell in love with the unit,plus it is way cheaper than any other area in kl.. but i didn't buy the klcc view unit, mine is facing the greenery ,it's cheaper. hehe... currently only rhb bank and cimb bank can secure the deal. since i bought the property from agent he assigned me a home loan agent. his name is thomas , you can contact him 0165066716 smile.gif

Going to rent here next month to get first hand experience with Athenaeum.

See how it goes, might consider buying 2-3years down the road.

based on the price on iproperty it's too cheap for KL so i suggest you delve deeper into why the price is so good. 350k for 1300 sft. I mean, we roughly know why (due to the collapseof highland) but do't rush into it.

As per my previous post, I have been renting there since Oct 2014.

After actually living here for a few years, gaining valuable first hand experience and knowing the ins and outs of this place... I feel confident enough to make an informed decision to buy as a place for me to stay.

The going rate these days seems to be RM220-230 psf. The market has definitely softened.

My gf and I took our time checking out more than 10 units here before deciding on a corner unit that has the view I like. It seems the market has softened enough for me to bring the price down to RM215psf without even trying. Hell yeah...!!

Going to talk to HLB when I'm free next month. Although I only need a 50% loan (to reduce my risk), banks are very strict in approving mortgage applications nowadays... and they might not like such a low loan margin... so fingers crossed.

The residents' association had its AGM yesterday, after 3 years of renting there I finally sat in as an owner with full voting rights.

After completing repairs & refurbishment to all 6 elevators last year, plans are underway to further refurbish all the roofing & repaint the entire condo, starting with A Block. The sinking fund has enough to cover half the cost, the other half will be funded via collection @ RM2k per unit. This will happen hopefully quite soon and it's the single most significant refurbishment effort as much of the wear & tear on the exterior of the building must and will be addressed during repainting. We're expecting psf values to rise dramatically once this is completed next year... fingers crossed.

They will also look into refurbishing the 20+ year old water tanks after the repaint.

Earlier this year, Telekom chose Athenaeum as their pilot project to upgrade the crappy old copper trunking to FTTH (fiber to the home). This is currently halfway completed, with the fiber optic cabling already installed in the riser and hooked up to what looks like distribution panels/boxes on every floor. Their reps showed up at the meeting to explain that we will have full fibre optic cabling to every floor and every condo unit.

Condos & apartments usually have VDSL while the more advanced FTTH is usually reserved for landed property. But now Athenaeum will have FTTH, which is definitely a first for something under RM230/psf and over 20 years old... lol..!

All corridor lighting now upgraded to LED. Genset switchgear also has been upgraded. CCTV system has been upgraded. Lightning arrestors have been refurbished. PERHILITAN took care of the monkey menace.

Things are definitely looking up with the new building mgmt co, residents' assoc & Athenaeum in general.

No cause all PA needs is good maintenance, if they repaint it and can touch up here and there I expect the price to go up to RM 400k plus, im no property agent. but I ve been to the place several times, In terms of location, FREEHOLD, huge sq feet and 2 car parks provided and nearby KL the demand is there, just that right now it looks really run down from outside (but if you go in its ok) some more got gym and swimming pool, nice view and fresh air. In terms of access to roads it connected to MRR2 means can use DUKE or just use MRR2 if not jam. Dont think such problem. Also giant and AU2 Aeon near there, nice place to buy grocery

highland tower is slightly below that area..

i would suggest u to look upon in wangsa maju sek10..saw sri jelatek duplex 1900sqft at 550K! (subsale)
the building just painted, but its leasehold.

Most banks would reject you on the spot upon hearing the words BUKIT and ANTARABANGSA.

Some would do a cock-tease by accepting your application, but 1 week later kena reject.

In the end, Affin Bank approved my loan at 4.5% I think it was.

Of course, you-know-what is naturally a major concern when buying property here. But having actually lived in this condo for 3 years and doing a fair amount of homework along the way prior to buying, I have come to believe it is less of an issue that people make it out to be. I have kept track of all the incidents in this area in the past, and the one good thing that did come out of all that is the fact that the slopes this area receive very special attention from the authorities as a result.

Other areas too have horrendous slope issues and have experienced collapses but they're still neglected. If you were to come inspect the slopes here in BA, you'll find the drainages are regularly kept clear and the slopes are closely monitored. Last year the authorities spent millions piling and strengthening the slope behind the condo and from my unit I can see workers actually taking care of this area every now and then.

Nonetheless, that's the stigma attached to this place for better or worse. However, it is this stigma that has kept this place insanely affordable (despite the uniquely breathtaking million-dollar panoramic view of the KL-Genting cityscape) when every other place is aiming for your financial jugular and looking to slit your financial throat.



My renovations are underway. I have removed all airconditioning units installed by the previous owner - this place gets so cold sometimes, I'll never need airconds.

Then what type of "repainting" would last forever?

Contractor blasted the mold from the surface, fixed imperfections before painting a silica-based undercoat then two layers of silica-based top coat. The staircases, doors, corridors, perimeter walls, basement carpark & common areas will all be repainted.

Building mgmt said the contractor gave a 10-year warranty. Sounds fair enough to me.

Having suffered neglect by the previous building mgmt company for 20 years, Atheneaum has actually come a long way.

Yippee...after 6 months. Finally got a loan for this condo. It was tough getting one due to the Bukit Antarabangsa stigma. Previously Affin Bank was a major lender here but they no longer give loans below 300K. Manage to get it 30% below market value and mark up the loan as well. BSN was the bank that gave the loan at 70% margin. So in the end got it for 15K investment +-. This the first property that I found out through Lowyat, did my research, went 3 times before booking it. Got rejected by many banks. I had to pay the owner RM800 a month to give extension until December to try to get loan and finally did! Yeah!!
