Hi all.. Today I just place booking for this new Seri Pajam project in Citra Hill, Aria Park. Pajam

Type of House : Single Storey Terrace
Price : 285k, Non Bumi Lot
Unit : Intermediate
Size : 22x70ft
Gross Built up : 1340ft
Tenure : Freehold

Initially went to Kota warisan and apparently all the houses have already been sold out. Then made my way to pajam..The housing area is just beside LEKAS highway, Pajam exit, about 40kms to Cheras

Am staying in KL, i would like to buy Seri Pajam for invesment - renting it out.

But people said, Seri Pajam is like dalam hutan or ghost town.

So didn't buy it. Even thought the price is ridiculously affordable for a landed and spacious house!

If you are talking about renting out in pajam, I would say the prospect is quite good. There are a lot of new universities for students near pajam/nilai.
KTM batang benar is also nearby. Shoplots and supermarkets are also nearby. Not sure about the rental yield though

If u r talking about flipping property, I'm not too sure. It will go up, but not as fast as properties in Klang valley i think.

Indeed! The price super-affordable.When I visited the show unit and I felt in love. So I decided to cancel off my townhouse booking and placed my booking here biggrin.gif

I also live in KL and work in Putrajaya. But I dont mind driving far, as long as it is not congested than it is good enough for me

just went to perdana college height for my friend open house, pajam house is very nice but for me esp my is to far coz she work at ampang icon_rolleyes.gif

is it true that the place use to be a landfill? if it's true, are there any negative effect to residents living there?

Been there once, to check out the area and the show house. looks impressive. especially rafflesia 22x90. price quite reasonable. access is excellent i guess, with Lekas and PLUS nearby, and the exit for both highways also not too far.

I think there's established town area 5-10km down the Lekas highway, otw to KL. is that Kajang? I saw got Tesco, and few other establishments.

Planning for own stay, maybe in 5-6 years time, so for the time being, probably going to rent it out first.

my only concern now is regarding the 'used to be landfill' issue. what do you guys think?

Landfill? You mean ex-rubbish dump site? If it's true, then you should be wise to know what to do lah....

Dude, When they can solve the rubbish problem? It's really smelly?
Last weekend i went to Seri pajam area and have a look on the Citra hill housing area.
I really fall in love with the environment and the layout of the house. it's affordable for corner lot unit. (No rubbish smells from Citra Hill site)
I have paid the deposit but still accessing the seri pajam place either are good place for my retirement plan house.
Anyone can give any advice?

They said have ladang ayam there dont know true not. Smelly a bit and lalat there is big. Dont know if true or not.

yeah..got ladang ayam there..but from citra hill, i dont smell anything bad..because ladang ayam is at mantin..
