Just depend on POS and auction house info. Didn't know they could mislead bidder. Safest now check land title.

But need to check other aspects too. That is why safest and easiest use agent now. Back then no such services offered.

It appears that the title is still in developer's name. Therefore it is best to get confirmation from developer whether this is a bumi reserve unit. From title you can see this is NOT malay reserve land so non bumi can buy and there is no need to get consent from state govt. BUt the issue is whether the developer willing to sign direct to you and how much they will charge for direct transfer. May be they will include to charge you for the bumi lot discount given if they are in need to pay back the state for failing to keep with the quota.

1. If developer not sign direct, mean double transfer?
2. If developer agree to direct transfer, and bumi quota achieve, so the admin fee normally 1 to 2 % based on the purchased price?
3. If developer agree to direct transfer, and bumi quota not achieve, so the admin fee will be 1 to 2% based on the purchased price + bumi quota rebate 5% based on SPA?

Sorry, I am just using Aldo-Kirosu's catatan carian persendirian as a common example of carian persendirian. And, I am not referring to specific details in Aldo-Kirosu's catatan carian persendirian.

My housing loan for a subsale apartment unit in Kuala Lumpur was approved last year, and I received the strata title for my unit a few months ago.


Is it acceptable to go Pejabat Pengarah Tanah dan Galian Wilayah Persekutuan Kuala Lumpur website (https://www.ptgwp.gov.my/portal/awam-landing-page), and pay RM 30.00 for e-Carian Persendirian, in order to get the catatan carian persendirian similar to Aldo-Kirosu's screenshot?


I am not entirely sure myself, but I think that the catatan carian persendirian can be used as another type of document that validates the ownership of the unit.


Or, is it not necessary to pay for catatan carian persendirian at all, because the strata title is good enough to be be used as a document that validates the ownership of the unit? In other words, it is a waste of RM 30 money, to pay for e-Carian Persendirian.
