Sadly.. there are roughly 2 to 3 units rented out to Africans.. and these Africans are dating the local malay girls.

Based on the general country based profile, would the expats willing to pay good rental for good reno unit?

Based on current Cascade asking price about RM900psf, these tenants willing to pay RM2-2.5k for the studio?

Also if the block D is not launched for whatever reason, they are not going to complete the mall soon?

It is a valid arguement Malaysians in general love their car. Once can pass the loan evaluation, will whack a car even though it is 9years loan with minimal downpayment.

Since own a car already, die die will utilize it and drive to work and be "part" of the system that contribute to jam in Klang Valley. Since they are part of the system, shouldn't blame the choking jam but only themselves.

I personally do not think public transport is the main driver to pull the crowds. Just look at Sunway putra mall with proximity to LRT and KTM and Sunway pull factor on retails. At the rate it is going.... i am not sure how long the small retailers can last....

I do not foreseen car demand will drop due to completion of MRT.. There are too much pressure in Malaysia society for new gen y and millennium to own a car. Also the aging society where most parents only have 1 or 2 kids... The parents will buy a car for them once turn 18...

Not really... phase 1 when VP-ed.... surrounded by construction and uncompleted mall. Need holding power to wait and realize the gain. and burn some $$$$. Mall completion targeted in 2018 rite...

Where else if you buy phase 3 or 4... probably by the time you get the keys everything is mature and retail mall is vibrant.

Arnica will be handover this October where else Bayberry should be handover few months down the road. The owners will get their keys that surrounded by construction works for next 2 years...
MRT only full operational in Mid 2017.. Mall that operational by end of 2018...

Even If I am homeowners, I also wouldn't move in with construction workers around the site... the works going on around the site... safety and security especially for lady and young children...

Well first block buyers are paying from about RM750psf.. In the eyes of Tropicana... This is the discounted price for the buyers since they need to bear with the inconvenience compared to the Cyperus or Dianthus...

Tropicana Mall will only start operational by end of 2018. Which means Arnica and Bayberry will be without mall for next 1.5-2years at least. Even if the mall starts operational.. it will need at least 6-9months before thing picked up.
