The biggest spend will be on security, admin/management staff, cleaning and electricity bill.

And once warranty expire, lift will be big chunk of expenses as well.

electricity consumption for common area is quite complex to be explained.

You can join the JMB and you will learn more where the expenses go....

I catch no balls... The TG completed with no malls at sight considered as good developer? A good builder maybe... But definitely not a good developer.

Nothing to do with buyers satisfaction or not but I am merely pinpointing if Tropicana considered as good developer, they should endeavours to complete the mall together with the first or second phase of the residential, not in 2019. Many tier one developers manage to do that and even ekocheras, they plan to complete the mall first.

Tropicana was selling arnica at premium during the launch with mall and directly MRT link as main selling point. Even now... No direct link to mrt to arnica and bayberry rite...

Are you implying that by completed in 2019, Tropicana will ensure that TG will not be delivered half-cocked mall with most of the retails leased out? Share some news la so far any anchor tenants secured! smile.gif

Well ... It is easier to criticize those completed and operational... For me it is simple... If you get ur Arnica/Bayberry key today, would you like the mall to be completed? Or prefer to be current situation?

I am aware that mall will not be ready when A&B VP-ed.. But if my memory didn't fail me... It was definitely not 2019...

But that is not my point. You as buyer if you are happy with end product whether you buy from Tropicana, mahsing, ecoworld etc, it is your right....

Anyway it doesn't matter... We shall see the subsale and rental performance of A & B.... From now till end of 2018...

Just like capers when the VVIP got their units at rm450-550psf and those public who queue got theirs at rm800psf.

Moral is.. work harder to be the VVIP of developer...

If this unit is quoted rm30k higher than bare unit, I am sure buyer will pick this unit

However my gut feeling the owner will not recover the Reno cost. Btw.. I do not think this is the studio unit.

Interesting... One pointer for readers... This is biase article as the writer is an Airbnb operator... Also when the dbkl letter is quoted, it is not quoted in full.

Second, I am not sure the writer know what a lease means. In any cases, he is right for operators to against JMB/MC as it wil be too costly and time consuming for them. Do ask Salil Innab how much the legal cost they are spending...
