Actually MRT2 gt few projects which are relatively cheaper. This ones pricing might nt be tht attractive anymore given the weak markets.

If they made it 700sqft with 2 bedroom or 1+1, then will be more attractive la. This is still a luxurious project i mus say

i heard some buyers here willing to settle for 3.5k rental for 1.1mil condo (2 bedroom). Shld be doable given the surrounding prices are quite high as well right?

i think the station looks like its right infront of bayberry from wikimapia.. havent been to the site in a few months.

btw, anyone knows hows the mall gona operate if they are only building portions of d mall as they build the resi/office block.. for eg, the mall portion below arnica n bayberry will be completing way before the portion below cyperus, apartment D n the office tower in d middle..

Tropicana Gardens Cyperus Update:

All 2 bedroom units fully sold.. only studio n 3 bedroom left. MRT is closest to Bayberry as picture above n SA mention..
Mall will only operate when cyperus n office tower (tropicana HQ) completes which will be late 2018.. Final tower will be service apartment also which is D something.. Tenants so far remain GSC n the usual FnB players..

Yes, when u look thru the rebate package n factor in the fully furnished, this is indeed a good buy fr ownstay.. the 2rooms esp although i might replace the chair in the second room with a bed.. Fr investment mus be willing to settle for less la.. If only their 2 bedroom was 850sqft n studio 550sqft then will be super BBB scene drool.gif drool.gif drool.gif

So i think there are 32-34 levels of apartments frm level 7 to level 42 (minus M&E rooms). each floor has 8 studios (high supply n competition post VP), 2 2bed n 2 3bedders..

Sales by now should be circa 40-45% given low sales of the studios n high sales of the 2bedroom (not sure of 3 also). If thrs anything i wana find out about cyperus, its about how many million they have spent on advertising.. advertisements everywhere from highways to newspapers.. good marketing for the future mall..a lot of ppl on the street knows Tropicana Gardens brows.gif brows.gif brows.gif

To all those genuine buyers who missed the 2bedroom boat, this is truly a good deal with DIBS.. But the mall may only be completed when cyperus is ready which doesnt favor early buyers..

If u are looking at rental might have to accept lower yields due to STIFF competition with units among Tropicana gardens also.. for ownstay, great product if u dnt like to drive

Here no flip game.. might lose money when count interest & holding period.. Btw, many arnica & bayberry buyers nvr anticipate the loss of rental due to the mall only being ready end 2018 when cyperus is complete.. I hope they dnt delay again.. they shld start to build the opis n hotel tower in the middle or the mall might be open even later.. maybe phase 4 D apartment's mall can be extended later on..Just 2 levels there will be good..

Arnica definitely above 1kpsf when VP.. take cascades price+add 25-30% for direct MRT n mall below.. Premium to nexis maybe 15% for true blood service apartments+better concept (luxury)..

My point about the mall is that those arnica n bayberry buyer might have to suffer no tenant until mall ready (due to construction noise/no mall) which will be together with cyperus n then SURPRISE 1.3k units fighting for tenants n if all the same price CYPERUS would win as the concept is the best so far..

Mayb Arnica 90% for investment, Bayberry 70%, Cyperus 40-50% for investment.... I expect some units to be weekend homes la... Arnica VP end of next yr? Same with completion of the 1st phase of MRT until Damansara Heights (major opis place).
