i wonder with financial challenges to developers, will existing properties trump new ones?

Since existing properties will no incur further inflationary costs from construction and others.
While new build will have to cover these 'newly' inflated costs?
This will lead to older properties have lower rents compared with the new builds.

Thoughts, anyone?
*
But what if the older property is in prime location with few new supplies and in high demand? tongue.gif

Take SG for example, some JTC buildings are not very new, yet they can achieve rental reversion north of 20ish %.

Of course in EU, things may be different, just saying. You are certainly right that in such an inflationary environment, the appreciated costs has to be factored into rentals when the buildings are rented out.

Old buildings also incur higher maintenance works and costs than newer ones, these cost go up in an inflationary environment too.

This is not insider news or something...

It's always advisable to check stock exchange announcement twice on a daily basis, once before stock market opens and once after market closes.

Ya, the article is trying to investigate whether traditional data center real estate players can survive with Big Tech companies building their own data centers. Some argue that incumbents like Equinix/Digital Realty may succumb while the other side thinks the incumbents still have the upper hand with properties in prime locations (e.g. near internet exchange points).

QUOTE(cherroy @ Aug 31 2022, 05:16 PM)
Curious about Manulife US Reit.

Seem like the share price is dropping a lot lately, based on latest DPU, yield is > 10%, what's the reason of such big sharp drop?
Rising future borrowing cost?
*
High leverage for a start: 42-43%. Limitted acquisition headroom.

This is BT's report 1 month ago: https://www.businesstimes.com.sg/companies-...occupancy-rates

And Manulife the REIT sponsor sold 10 million units on Aug 11, share price nosedived since. https://links.sgx.com/FileOpen/_FORM%203%20...t&FileID=727964

Before the small dive in share price on Aug 23, I noticed 2 days later (Aug. 25) is the expected property management fee and base fee payment to the property manager. As I don't observe any substantial shareholding charges 1-2 days before or after Aug 23 except for the aforementioned, perhaps some hedge funds trying to price in some dilution?

Not sure though.

Frasers Hospitality Trust shareholders alert.

The privatization scheme was NOT passed at the EGM today.

Possible plunge in unit price when trading resumes tomorrow.

Expect negative effect on Thai Bev and Frasers Property Holdings too.

Uhmm I don't deal with Frasers' REIT, so no idea. But might not be an overreaction though if you consider insider news trading which pushed the price up from 0.45 level in March all the way to 0.7 level before the EGM yesterday.
