Hi, you can buy SG REITs via international brokers like IBKR, Futu (Moomoo), Tiger Brokers, POEMS SG, FSM MY/SG, Saxo bank and ProsperUS etc. They are cheaper, ranging from 1-3 SGD per trade.

Note that cheap brokerage fees are just for custodian accounts, which means your stocks are held in street name accounts (in the name of the broker).

If you want to hold the stocks in your own name, you will need to open a CDP account and link it to a broker of your choice but the charges will be more expensive (cheapest is 10 SGD purchase via DBS Vickers cash upfront + 8.8 SGD sold via FSM SG, linked to CDP).

Note that for all the cases above, you are subject to overseas regulations and no longer under the purview of BNM/SC. Most likely you will be subject to US SEC/FINRA's regulations if you open these accounts. But if say you open an IBKR SG account from Singapore, the laws will be under the scope of MAS instead.

Always remember: There is no such thing as FREE in this world. Every cent paid to you as "FREE" has to be recouped one way or another behind closed doors.

Minimum commission is usually 1 SGD (for social brokers like Futu/Moomoo or Tiger), add platform fee maybe another 1 SGD.

For IBKR fixed pricing, minimum is 2.5 SGD, for tiered pricing slightly more expensive at around 2.75 SGD -> I usually buy REITs (300-500 SGD, 3-5 SGD per share, 100 units, i.e. board lot).

The 0.1% is charged if you buy a lot. tongue.gif

Take 2 SGD for Moomoo (platform fee + commission), if 2 SGD = 0.1% -> 100% = 2000 SGD. So if you buy 2000 SGD ++ in one trade on Moomoo, you will be paying the minimum 2 SGD or 0.1%.

Notice that in slide 27, business space and life sciences rental reversion is close to 20%. Last time ASTAR friend mentioned Innovis (or fusionopolis can't remember exactly which building) raised rents by 70% post-pandemic.

So about that rate.

Can share which REIT is that?

Large cap like Capitaland, Mapletree ones usually won't since their DPU is growing in the long run despite the EFRs etc. But small-cap ones likely affected.

Cannot be lah... one REIT maybe the case, but a portfolio of REITs should bring diversity to you. If this is the case, just hold for long term. The cash flow certainty is there since it's rental income, not as volatile as typical corporate earnings.

Can share which REIT and what price? When did you buy?

But anyway, lose capital is normal for any form of investment, REITs are technically equities, so that's normal.

EDIT: Capital gain/lost is just part of the picture, dividends are also an important form of return too, so it's the total return which matters.

S-banks, S-REITs, SBS Transit, SATS, iFAST, Nanofilm, Micro Mechanics. A little in all these will help. Take note some of them are mid/small-caps, so be mindful of the volatility and liquidity (especially Micro-Mechanics). Adjust your stakes in them accordingly.

You shouldn't have sold "a lot" of S-REITs, especially if their leverage levels are low and have bigger debt headroom and their ICR remains high + interest rates remain low. Some S-REITs I know, like Ascendas REIT weighted all-in debt cost went down to 2.1% p.a. despite the rising rate environment.

S-REITs give you steady current income, which is what you need the most, more so in SGD...

Anyway, I visited CapitaSpring yesterday, just to check my property out. Any members of the public can visit the Green Oasis at level 17-20 and the SkyGarden at level 51 (the tallest floor), both free of charge. You can get a view of the whole CBD and fringe area and even see the tallest building near the JB waterfront. If you visit during cloudy (but not rainy and stormy) day the breeze is cool and refreshing. As the name SkyGarden implies, there's an urban farm at the top most floor.

At the bottom floor near the exit facing Battery Road, take the esclator up and you will find some cheap meals at the Market Street Hawker Center, not much choice though. The economic rice there, an NTUC social enterprise business, sells for 2.7 SGD, 2 vege + 1 meat, but the food runs out quickly as you can guess.

I confess I bought Novo Nordisk when the results are good but the delayed obesity drug news spooked investors/speculators and NVO slumpped 10%... but deposited money didn't come in time to be reflected on IB's cash balance, so end up with fractional shares...

Anyway, ya you have to contend with the emotions. Fundamentals don't change, you don't simply bail out.

Be mindful of the transaction costs especially if your stakes are large and diversified in many counters.
