QUOTE(prince_mk @ Apr 27 2017, 11:27 AM) Singapore-listed mixed retail and office REIT, Mapletree Commercial Trust, has reported DPU of 2.26 Singapore cents for its 4Q FY16/17, an increase of 11.9% year-on-year from the corresponding period in the previous financial year. This is one of my best counter. At that time, don't know want to choose between FCT, CCT, MCT. Decided to go with FCT and MCT. MLT also another good counter. Got it at 7+% My regret is I didn't get MGCCT at SGD0.9x price. Accordingly full year DPU came in at 8.62 cents, an increase of 6.0% year-on-year. This was on the back of significant jumps in gross revenue and NPI during the quarter, which grew by 47.3% and 51.2% year-on-year to SGD107.5 million (USD77 million) and SGD83.2 million respectively. Anyone got this counter? But gearing at 40%+ sure will do rights soon. QUOTE(prince_mk @ Apr 27 2017, 12:07 PM) Ya lo. Unless your holdings can reach priority banking then got chance. |

Mapletree Logistics Trust (MLT) result is good
QUOTE The manager of Mapletree Logistics Trust (MLT) has declared a distribution per unit (DPU) of 1.86 cents for 4Q16/17, 3.3% higher from 1.80% in the same quarter a year ago. This brings DPU for the full financial year to 7.44 cents, up 0.8% from 7.38 cents in FY15/16. Gross revenue for the quarter grew 9% on-year to $96.5 million. http://www.theedgemarkets.com.sg/mapletree...q-dpu-186-cents This post has been edited by Ramjade: Apr 27 2017, 11:38 PM |

QUOTE(prince_mk @ Apr 28 2017, 08:48 PM) is Mapletree Logistic is a good buy ? I see the net income is declining over years. can advise why suggesting me to buy ?? I believed in it. I buy for 6 reasons:1) It owns multiple property all over the world which decrease the chance of geography concentration like in aims. True enough SG market is bad, other market cover up for it. QUOTE The higher revenue was offset in part by certain properties in Singapore, in addition to negative rental reversion for a lease extension in Korea as well as the impact of a weaker Chinese renminbi. 2) Mapletree is owned by Temasek (majority of it anyway) 3) They owned few properties in HK and HK command one of their highest rental due to lack of supply. Another reason is there's no logistics/industrial reit listed on HKeX. If there's a HK reit which is logistics/industrial, I will buy it. But it doesn't exist. HK people don't like logistics/industrial reit. 4) They owned properties in Vietnam. With Vietnam being the next china (based on what analyst said on bloomberg, etc) I want something with vietnam business 5) When I bought, div was ~7%+. Don't know what I will get for this full year. 6) Fifthperson analysis give good points about Mapletree Logistics from theri 2016 AGM http://fifthperson.com/15-things-i-learned...ust-fy2016-agm/ Where did you get info net income is falling? QUOTE net property income (NPI) for 4Q16/17 grew 10.5% on-year to $80.3 million compared to $72.6 million in 4Q15/16. Btw, it have already make 6%+ from capital appreciation. Couple with 7+% from dividend = Total income should be 13-14%http://www.theedgemarkets.com.sg/mapletree...q-dpu-186-cents Besides I never hear any bad stuff about mapletree before unlike keppel. Fifthperson is one of my main source of what to buy. You should bookmark as they cover Malaysian stocks as well. This post has been edited by Ramjade: Apr 28 2017, 09:31 PM |

QUOTE(prince_mk @ Apr 28 2017, 11:29 PM) The above is talking abt Net Property Income. I m refering to Net Income. Eh reits use NPI to judge one lei. Unless I am missing something? I saw in the Bloomberg apps.now doubt the Revenue grew every year but the ner income is declining and profit margin is declining too alot. I wonder why its net income declined so much despite having over 100 industrial properties in 8 countries. The latest financial results shows Net income increases. 31/3/2016 37413 31/3/2017 55019 Even their previous one also increase 31/12/2016 89690 31/12/2015 52593 This one decrease but NPI still increase 30/9/2016 37201 30/9/2015 38851 Taken from their pdf file This post has been edited by Ramjade: Apr 29 2017, 12:10 AM |

QUOTE(prince_mk @ Apr 29 2017, 10:06 PM) What s your conclusion or finding ? I buy because according to fifth person is one of the reits that make money since ipo.I guess it was due to the increasing long term debt and liabilities. Any comment from sifu on this MLT ? can buy ? I don't like to concentrate my holdings to SG alone. Acendas useless as dividend too low. Cache/cambridge don't want to take risk with them. |

QUOTE(Showtime747 @ May 1 2017, 07:54 AM) When I bought DBS at ~$14, STI was around 2600 I think.....OCBC was $7+ and UOB was $17+ It will come through. Le pen winning ought to do the trick/US investors grow tired waiting for Trump. You need a mini market crash to wish for that price Wishful thinking but hope your wish come true though.... Nevermind, in the mean time buy other counters lo and wait Thanks. Last time during 2008, DBS went to SGD6+ This post has been edited by Ramjade: May 1 2017, 08:01 AM |

QUOTE(prince_mk @ May 3 2017, 11:02 PM) Ramjade, You can go to Maybank KE at North Canal Road/Westgate. I opened mine at North Canal Road. Keep mind the staff are not knowledgeable. Where do u open Mayban KE trading acc ? I think I better have a additional trading acc. What do I need to bring to them ? Any advise. Westgate may be different. Fill up all the forms first before hand to make your life easier. Email Maybank KE customer service to ask for the forms required. Btw, you might be interested in Maybank Multicurrency E-payment (I am going to open once I get the info I need from customer service) for buying manulife US and dairy farm. You can deposit and withdraw USD cash but will kena charge 1%. Way cheaper than DBS MCA and TT. Min amount to maintain USD1. This post has been edited by Ramjade: May 3 2017, 11:15 PM |

May pull down the reit.wah lau.. even OUE H trust post good results... Btw I just realised we can sell our shares before XD and pocket 3% each time. Do it 4x/year = 12% Good eg CMT. Before XD, my profit on paper was 5%+. Now it's only 0.7x% I need to study this and see if it's feasible. This post has been edited by Ramjade: May 4 2017, 10:21 PM |

QUOTE(prince_mk @ May 5 2017, 12:27 PM) No it's not. Look at it this way. If div is 1.8%, you can get 3%. Jangan tamak. 3% cukup. Jangan minta 4% As AvFAN said, CMT and Suntec are some of his "trading counters" This post has been edited by Ramjade: May 5 2017, 12:50 PM |

I believe they sell some units and not all and harvest some profit. U can do for suntec and CMT. Have not find a job ? Unemployed for 5 mths alrdy. U got to be fast. I prefer to see this way as they are giving me 3% dividend rather than 1.8% My CMT drop back to original buying price This post has been edited by Ramjade: May 5 2017, 01:50 PM |
