Good news for Starhill investors... Yield accretive acquisition...

Starhill Global REIT (SGREIT) announced that it has proposed to acquire Myer Centre Adelaide, a freehold property in South Australia, for a purchase consideration of A$288m (~S$302.4m). Myer Centre Adelaide has a total area of 716k sq ft and comprises a retail centre (95% occupancy rate), three office buildings (93% occupancy rate) and four basement levels with 467 carpark lots. This asset will be purchased at an initial NPU yield of 6.6%.

SGREIT intends to fund this acquisition via a combination of internal working capital and external borrowings. This would raise its gearing from 28.6% to 35.3%. On a pro forma basis, management estimates that this acquisition would provide a 2.8% accretion to its DPU for the 12 months ended 31 Dec 2014.

As SGREIT will be releasing its 5QFY15 (changed financial year end from 31 Dec to 30 Jun) results next Wednesday, 29 Apr 2015 after trading hours, we opt to keep our estimates intact for now. Maintain BUY and S$0.93 fair value estimate on SGREIT.

STI coming down this 2 days, but Sreits going up pulakĀ  smile.gif

While Mreits follow KLCI to fallĀ  sad.gif

I wonder why those high yield >8% counter like croesus, viva, sabana very little interest one ?
*
Catch no balls also.. Last friday, yellen said fed will raise int rate within 2015. I tot SREIT will lau sai the following Monday. In contrast, it went up on Monday and stood firm this week when the other markets are in RED.

Probably the SREIT market has pretty much already digested or anticipated the interest hike thingy??

Yeah I have this... The yield is good. Price didn't move for the past 6 months or so.... This is probably the only laggard in retail "reit" subsector....

I took a small bite on SingTel today... Its price has been down from 4.4 2-3 weeks ago to now hovering around 4.0x. Current yield at around 4.2%-4.3% based on recent FY2015 dividend of 17.5 cents per annum...

my first foray into non-reit in SGX ... wish me luck brows.gif tongue.gif

However Singtel hv investment overseas, so far its the last telco to drop....

Yeah, check out the comprehensive report by UBS here...SingTel likely to be least impacted by the 4th telco in SG, due to its diversification..
