MNACT - Recovery works at Festival Walk still ongoing; mall closure is a key overhang

Mapletree North Asia Commercial Trust (MNACT) updated that recovery works, including cleaning up of debris and the assessment of repair works at its Festival Walk mall in HK are still ongoing.
This followed the extensive damage wrecked by protesters on 12 Nov, with smashed glass panels at entrances to the property, office lobby and balustrades on various levels of the mall. The rioters also set fire to the Christmas tree within the mall, as well as the office lobby.
For safety and security precautions, metal hoardings have been erected at various parts of the property, while insurers have also been notified, and the assessment of claims is underway.
The trust is currently assisting and working closely with its tenants as the mall, which accounts for ~60% of MNACT's revenue and net property income. has been closed since 13 Nov amid city-wide disruptions.
Despite having full occupancy, MNACT may have to rethink potential tenant incentives in order to work together with tenants to ride out the current challenging operating environment.
Tenants’ sales and shopper traffic for Festival Walk fell 6.6% and 3.6% respectively in 3Q19 over the same period last year.
While 85% of Festival Walk's lease expiries in FY19/20 have been renewed at positive average rental reversion and insurance coverage should cover the physical damage, we expect that Festival Walk’s near-term outlook to remain subdued.
At current levels, MNACT trades at 6.5% yield and 0.8x P/B.
Uncertainty over the duration of Festival Walk's closure and continuing HK unrest would be a key overhang on the stock price.
