QUOTE(Avangelice @ Apr 16 2024, 10:08 AM) Good morning TOS, managed to settle my ikbr. I know it ain't good asking for trading advise but I'm relatively new to Singapore stock exchange scene but I want to move my assets from Malaysia seeing how unstable it is. If possible, don't touch REITs at all. Just stick to the S-banks will do. Too many conflict of interests in REITs.Which sreit should I start with? Something stable and exposed to hotels? Or should I reconsider being exposed to tourism. If you really feel itchy, stick to REITs with good sponsors like those Temasek-linked ones, e.g. Capitaland and Mapletree. These are usually large-cap REITs. Banks usually refinance Temasek-linked REITs easily... it's not a fair world out there. Sector-wise, hospitality/hotels are very cyclical and precisely the opposite of what you want: stability. Most stable: healthcare/industrial/infrastructure, followed by data center, commercial, retail, and finally hospitality. Good ones include: Parkway LIFE REIT (healthcare), Ascendas REIT (logistics/data center), Mapletree Industrial/Logistics Trust (logistics and data center), CICT (retail and commercial). Hope that helps. This post has been edited by TOS: Apr 16 2024, 10:17 AM |

Frasers Logistics and Commercial Trust looks ok too, but Frasers the sponsor has had issues before... better stay away from Fraser's group REITs... ikanbilis and wongmunkeong liked this post

QUOTE(Avangelice @ Apr 16 2024, 10:21 AM) I think I'll stick with healthcare for Singapore as this is a familiar territory for my industry. I'm currently exposed to ytl reit that handles hotel chains Hehe you work at IHH hospital? Parkway LIFE REIT's sponsor is IHH. If your networking is wide enough you may have some insider news about the REIT, especially if you have SG colleagues/friends. Add on went to look at the graph of parkway on ikbr. Holy smokes it's that bad huh for Singapore reits Yea it's that bad. Interest rates going up is bad news for REITs. They just rely on debt refinancing to survive... IOI REITs coming soon... sponsor's leverage rises 20% in 6 months, so time to dump some assets to REIT holders to "deleverage". https://www.sinchew.com.my/news/20240416/finance/5538156 wongmunkeong liked this post

LMIRT is in trouble... lenders are swapping collateral properties to reduce risks and the USD notes may not be refinanced properly with the depreciating IDR against USD...

QUOTE(TOS @ Apr 11 2024, 10:30 PM) Sabana's drama continues: https://links.sgx.com/FileOpen/Letter%20fro...t&FileID=796049 SGX Regco also thinks no one should be exempted from voting for trust deed amendments, including the sponsors. SGIC hits a wall this time... This letter highlights an important issue. Retail REIT holders should READ the trust deeds carefully. Usually the sponsor will hold a large stake in the REIT, thus rendering the amendments of trust deed that are against the interest of the sponsor next to impossible (e.g. internalization of REIT manager). Quarz and others probably realized that too late and now seek to use "non-democratic" rules to bypass ESR's majority control of Sabana, angering other unitholders... Well, I think the sponsor is the one that laughs the way till the end... Glad that I listen to dwRK's advice and exit all REIT positions early. There's just too much conflicts of interests in the REIT model in Singapore. In theory if the sponsor wanna bully us minorities/retail unitholders, even you call for AGM or EGM will also be useless since majority votes stay with the sponsors and their affiliates. The activist shareholder landscape in SG still has a long way to go. https://links.sgx.com/FileOpen/Sabana%20Ind...t&FileID=797484 Once again, voting for anything against the interests of sponsor is a big no no in S-REITS world. SGIC should have done their homework earlier... |

QUOTE(prophetjul @ Apr 25 2024, 07:39 AM) Yup, though UK and Australia rates are high, they should account for only 30% of total REIT income contribution, so it can't fully explain the 20 basis points rise in financing cost.Might be a risk re-rating by the lenders, also not helping is the fact that the aggregate leverage is already at an alarming level of 42%. They have to do an EFR, private placement or dump assets very soon. The former will dilute existing unitholder's holdings. The later will kill off future income stream. Pick between rotten apples and spoilt oranges... |
