This letter highlights an important issue. Retail REIT holders should READ the trust deeds carefully. Usually the sponsor will hold a large stake in the REIT, thus rendering the amendments of trust deed that are against the interest of the sponsor next to impossible (e.g. internalization of REIT manager).

Quarz and others probably realized that too late and now seek to use "non-democratic" rules to bypass ESR's majority control of Sabana, angering other unitholders...

Well, I think the sponsor is the one that laughs the way till the end... Glad that I listen to dwRK's advice and exit all REIT positions early. There's just too much conflicts of interests in the REIT model in Singapore. In theory if the sponsor wanna bully us minorities/retail unitholders, even you call for AGM or EGM will also be useless since majority votes stay with the sponsors and their affiliates.

The activist shareholder landscape in SG still has a long way to go.
