I've just get my house key after getting know the CF is ready for Bandar Damai Perdana 2 (Alam Damai Area) by Mahajaya (Developer). This is my first house, so a lot of stuffs not aware/blur blur.

Found a lot of defects (cracks, roof tile not complete, etc). Wondering whether anyones here staying the same area got similar problems. No electricity and water, so wonder how come CF can be get by this developer?

roof tile not complete? u got photo? if yes, can submit to loan lawyer and HDA about the case. The architect not suppose to allow the developer to bill u on roof item. U got yourself a case there mate.

About the no electricty and water, no sure u r mentioning no tnb meter and no syabas meter. If yes, kindly provide photo and send to ur loan lawyer and HDA for action, they should not asking you for VP since the unit still not ready or fit for occupancy. Not to disburse the VP billing to the developer. U got urself another case mate

Since u say first time and blur blur. U can always hire a renovator contractor to help you inspect and lodge the Defect list to developer. Its same like u buying a 2nd hand car and u asking a foreman to check for u.

Mahajaya? best of lucks mate. Hope ur hp is always ON, u will receive a lot incoming calls from agents asking u to release ur unit for rm 700k. Speculation game starts.

My friend link house by mahajaya in damai perdana also bad workmanship. In the living hall there are few pieces ceramic tile colour tone different .

Added on September 15, 2012, 10:31 pmFilled already lo, but thanks to http://forum.lowyat.net/topic/385900 , tomorrow will need to do the marking on those defects as can't really 100% depends and trusts the maintenance team as it's true that sometimes we needed to rely on ourselves to mark those defects loud and clear using masking tapes and write down the defects so that the subcon can identify it much more easily

Any d'Infiniti owner out there seeing similar problems?

My first property brought in year 2000 was built by Mahajaya. Mahajaya was in my blacklist since then

There are so many defects in the new house after staying for about 12 months, water leaking & wall cracking issue since day 1 until now still cannot be resolved by the developer. I heard D'Infiniti also having water leaking issue. Their workmanship is equivalent to Talam quality. Anyhow, i have give up logging my complain to the developer's maintenance office . Sold my current unit & bought a new unit under IJM, with better township, landscaping & well maintain road accessing to housing area. In the future, will not purchase any property under Mahajaya & will not recommend to any friend too. If anyone is considering any property developed by Mahajaya, please reconsider your decision before paying your booking fees. it's not worth getting super link selling at rm900k with poor workmanship & lousy guard house setup at the main entrance.

I had plan to purchase the said area you mention above (D' Exotica) few days later and FYI, I purchase as second hand buyer from reseller hand. Referring to your comment stated that there are many defects in the house which the developer couldnt resolved it.

Therefore, my 1st question is may I know whether have you observed or survey others tenants on that area having the same problem as you?

2nd question, mind to share with me where are those piping located at and I had tried to search but really cant find it.

water leaking problem ? even Branded buit by "MH Sing" in kinrara also have this problems..water slipping from wash room upstair to living hall ceiling...
this is typical branded vs unbranded " Maha.."

Anybody know the root cause of this ?

Saw some yellowish mark at ceiling (not sure if it is the same water leakage problem described by other forummer)

Rectified to maintenance office.
They said "fixed" already...

Will monitor further, specially raining season now
Hope one year later also not seeing...

IJM is leasehold + SUKE as neighbour...environment good ?

I think the whole road (KL side) from Alam Damai(SPPK) to IJM are leasehold projects...except Puncak Bayan/Angkasa.
Landscape cantik.
SUKE is a minus point to the area.
Would you consider PR1MA factor a minus point too?

Yes, the lJM project is referring to Altitude 236, Bukit Madarina and another nearby project by IJM too..

Yes, my neighbors staying around my area is having water leaking issue at car porch area. i will capture the photo and show it to you soon.
For the piping, I'm unsure where the drveloper hide it but they dont take the initiative to check and fix the leaking issue for me within 18 months.

If you want better living environment, you can consider Eco Majestic at Semenyih, Parkfield at Kajang.

Plus some more the Eco majestic is too expensive for me ,can't afford,heard ppl say the cheapest unit also minimum 1 million plus plus ,is it ?
