Might as well get Perdana Residence 2..Very near to Desa Parkcity. 1.25 million. 2 or 3 years down the road, when even Rawang will break 1 million, this one can fetch 1.5 million to 1.8 million onwards. Where else can you get such property so near to KL and PJ?

Very nice showroom with exceptional ceiling & overall house height. Come with 2 tier fencing, the outer tier is an electrical fencing . A bit overkill just like the price.. Location wise, very windy & refreshing but in the middle of no where. Proper access road is not even done yet, it's like 4x4 challenge road at the moment

I can't remember exactly. Something like free for the 1 or 2 years, after that will be around RM600 per month..

I see.
IMHO, RM600 is something, but still look reasonable .. Probably the electrical fencing doesn't need to have, doesn't make sense for 1mil houses.

good feng shui or not is very subjective. it take into consideration of human factor especially the DOB. in my opinion, 1.25 M is way too expensive. as waht fello forumner said, with that amount, it's better to get Emerald Garden. address bearing is BAtu Caves??? It's far from Batu Caves. I think address shud be Rawang instead of Bt Caves. smile.gif

Unintentionally passed by yesterday, but didn't turn in .. IMHO, the place looks like really not convenient, nothing in the surrounding besides the noisy highway (what highway, I drove through, but I didn't know what highway is that laugh.gif ) .. if not wrong, one has to make a U-turn to go to KL.

There's fair amount of distance between the highway and the housing area, so noise shouldn't be a problem. The forest surrounding the area is quite nice too. Just the price too expensive.

Maintenance fee is 20 sens psf based on build up. The 22 x 75 is 3 storey with 3300 sqft build up so about RM660 a month. First 3 years free, I think.

Price is massive for a link house. The clubhouse looks modern...facilities are the usual spa, jacuzzi, swimming pool, gym and a tennis court.
