Hi, I booked my unit on d eve of launching day and just got my loan approved today by Maybank. For u guys still 50/50 out there, Chinese has a phrase "rob while it's hot"... I've been regret 4 years ago when I decided not to proceed with 'the zest @ bk9 ' puchong, which the subsale price shot up by almost 80% by now... Bare in mind, 4 years ago bk9 is nothing but just a piece of land neighbouring kinara golf club and facing a industrial area. But today bk9 is well developed with those gated community like semi d, double/triple storey and high rise condo... So guys, tunggu apa lagi???

This specific area (Saujana Impian, Prima Saujana, Mutiara Heights, Kajang Groove), due to its proximity to Cheras, various highways, good township planning, and established commercial centre, new 2-storey landed property is going at 711K (please refer to the brisk sale Acacia of NAZA Groove).

My future house at Mutiara Villa, a 3-storey superlink (located next to Ivory Residence, what more evidence do you need) which I newly bought from TLS Group costs RM900K, and all are sold out within 2 months. Please do not mistake yesteryears' price to today's price.

RM275/per sq ft is very cheap by today's standards, Jade Hills condo is selling at RM382/per sq ft, Kajang Sentral Residence RM350/per sq ft. If you are looking to make money, Ivory Residence is a good choice, lots room for appreciation. A 30% appreciation will require the price to hit RM357/ sq ft by year 2015 which is easily achieveable as there are already condos in Kajang selling at RM350-RM382 / per sq ft today!

RM275/ sq ft is the price for year 2015, today you only pay 1%, then progressive interest monthly which in total will not exceed 4% of your purchase price. You do not pay full amount in these 3 years during construction, and you don't need the hassle to maintain the property during 3 years.

What you know for sure the housing in Cheras/Kajang area will be more expensive (no more land already) 3years later (2015), and not returing to levels 3years earlier (2009). House price will be better, rental market will be better.

I say if you were to invest your first property into Kajang, look no further than Ivory Residence.

pearl avenue is far inside sg chua area, where as ivory is in prima saujana. sg chua is an old kajang area.

5 or 35 mins traveling time is very subjective, u might just stuck in 1 of the few traffic lights for more than 5 mins. Highway exit mean you need to pay toll when you use the highway, compared to prima saujana is located end of Cheras-Kajang highway(only 1 toll if heading KL). But the best thing of sg chua is you can find a lot of Chinese eateries compared to prima saujana. I heard sg chua is well known for its spicy soup and claypot 'far ***' chicken thumbup.gif But since my factor is more on NEW factor, so I choosen Ivory. In real life there is nothing is perfect, it just up to you to justify and choose which one is the best for you. icon_rolleyes.gif

Soon Cheras Sentral shopping centre is (ex-Phoenix Plaza) going to open, I believe this is a plus points for Saujana residents. I tested the distance from Saujana to Cheras Sentral (approx 15km one way), it's a very smooth drive on the Cheras-Kajang highway. So in future the residents will have an additional place to hang out on weekends. rclxms.gif

All the way straight with Cheras-Kajang Grand Saga highway, only 1 traffic light (Saujana) and 1 toll ( rm0.90 ).

I went and checked before, i can see the Prima Saujana area is around 10-15 years old judging from the design of those houses and shops in that area. But don't get confused with their elder neighbour @ Saujana Impian, which is more aging.

Yup it's. 90% for 35 years, BLR-2.3% only, but no monthly fees (as some bank might charged rm10 per month) and no processing fee. Lock in period for 3 years. MRTA duration is up to you, I took for 16 years for the fees of rm5k+, and Maybank claims their MRTA is cheapest as they link with their own Etiqa Insurance (I not sure how true is this) hmm.gif

1) Yes, but their interest is higher. If it's your 3rd properties, they still provide 85% loan.
2) Yes, but just 95% only. 5% as a administration fees.

the agreement stated how much is the maintenance fees, sinking fund, what we can do, what we cant do living in condo... this agreement only applicable for strata property..

According to my SA, the structure is part of the shop row that going to be build soon. Initially it will be TLS new sales office for Mutiara Heights.

Went to sales office as well, check with the SA the ameera also fully sold out, currently got about 50 buyers in waiting list! When ask about Ivory block C, SA said will open for sales once construction on block C begin early of next year, price sure much more higher!

Huhhh another project by TLS @ Oasis 30th Floor Condo, located behind Mutiara Villa. Per sqft rm400 onwards, 1255sqft 3 bed 2 bath... IR, Ameera, now Oasis... Soon Mutiara Heights will become bricks forrest. 😏😏😏

Last week i went to booked the Oasis1 for their smallest unit @ 959 sqft (kajang prison view!)✌️✌️✌️.Whole block only got two 959 sqft units, each at 14th and 15th floor. Reason being is due to the master water tank placing at the particular floors, mean have to sacrified some space for the water tank! After rebate is rm399k. Not much info available yet, just paid the rm1k booking fee. No brochure or show unit yet. Only the layout model in the sales office. Oasis1 consist of 2 towers, currently only Tower B is open for booking. One tower 29th floor, another tower 30th floor. According to SA, Tower A is not for sell yet (same like IR block C, after built only sell). Total units for both tower is 460 units. Promotion and free items is same as IR. Additional facilities is futsal and basketball court. According to SA, Oasis (current is Oasis1, later follow by Oasis2) is one of the last project to launch in Mutiara Height (remaining project is the shop row next to IR and a fitness centre). The location of Oasis is behind Mutiara Villa.

Thanks for the advice, ya i did think the consequences of it but my main factor is still the price, cheapest by rm100k compared to the 1255 sqft units. Bare in mind with the current market price the different is already rm100k, when the project is completed 3 years later and the price per sqft shut up by 50% (πŸ™πŸ™πŸ™) than the different will become rm150k already, and since my point is on investment and there is only two units available so i have an advantage on those future buyers who is 'tight' on budget and looking for cheapest unit. In fact the SA also did inform me the wall in between the unit and the tank is double up with those 'anti vibration' and sound insulation material in it, but honestly i still doubt how true is it😏😏😏?
